On the Chianti Hills in the province of Siena, not far from a small center providing all the services, this prestigious wine estate is fitted with a 478 sqm cellar and 11.5 hectares of vineyards (for the most part Chianti Classico DOCG) allowing the production of 80,000 bottles of wine per year. Further enriching the property there are a partially restored farmhouse and a ruined building which could be viable starting point for a hosting business.

DESCRIPTION OF THE BUILDINGS
The property includes two main buildings, located a short distance from each other, plus a ruined farmhouse to be demolished and potentially rebuilt among the vineyards.

The cellar (478 sqm – 5,143 sqft) is located in the outskirts of a small town, directly above the owned vineyards. On the inside, the building is split into 9 locals on two floors, including the wine-making locals on the ground floor and the business office on the first floor. On the outside there is also a metal shed (35 sqm – 377 sqft).

Inside the town there is a farmhouse (362 sqm – 3,895 sqft) laid out onto three floors. Currently used as a storage house for the products, it could easily be converted into a residence thanks to its nice size.
- Basement: storage room;
- Ground floor: storage room, a local fitted with wood-burning oven;
- First floor: 3 bedrooms, bathroom, kitchen and several locals to be restored;
- Second floor: bedroom.

An accessory building (ca. 130 sqm – 1,399 sqft) is located among the vineyards but is in precarious structural conditions and its eventual reconstruction could allow the owners to use it either as a holiday house or warehouse.

STATE AND FINISHES
The cellar is currently working and is equipped with cutting-edge machineries. The building is pretty simple, rectangular in shape, and hosts the vinification tanks and the barriques for wine ageing.
The farmhouse in the town, conversely, is in builder’s finish and thanks to the excellent temperature of the ground floor and the basement it is currently used as a storage house for wines. The restoration of the building would grand a Tuscan-styled farmhouse with terracotta floors and wooden beams to be used as part of the hosting business.
Finally, the building among the vineyards is in precarious conditions and is currently unusable. However, its demolition would allow rebuilding a stone farmhouse (same volume) to be used as a private residence and/or house for rent thanks to its panoramic position.

EXTERIOR
The property covers a total of 12.7 hectares of land, the majority of which covered by vines.
These vineyards span approximately 11.5 hectares, mainly registered as Chianti Classico DOCG (8.8 ha). Totally replanted starting in 1993 with a density of 5,000 stumps per hectare, these vineyards grant a yearly production ranging around 61,000 Chianti Classico DOCG wine bottles and 19,000 SuperTuscan IGT wine bottles.

Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared dreams and aspirations, they married in 1999 and are today parents of three children. In 2004, driven by their passion for their native land, art, and beauty, they chose the historic heart of Tuscany – the charming village of Anghiari – as the birthplace of a project that already carried the warmth of home: Romolini Immobiliare. A story founded on courage, dedication, and profound values that, paired with their vision, quickly earned them recognition within both the national and international real estate markets. In 2008, an important achievement further strengthened their reputation: Romolini Immobiliare was appointed exclusive affiliate of Christie’s International Real Estate, the world’s most prestigious name in luxury real estate – a testament to their authenticity and unwavering commitment. Romolini, however, is more than a business: it is a family. Those who have joined Riccardo and Marta in this endeavor were welcomed for their human qualities, integrity, and outstanding professionalism, becoming not just exceptional team members, but part of a greater family. Each brings a unique approach, a personal style, and a shared dedication to the values that have always defined Romolini. In 2020, Danilo, their eldest son, chose to join the company. Having grown up amid the dreams and challenges of the family business, he brought a visionary spirit and a profound love for beauty. Danilo pioneered a new way of presenting properties in Italy, creating emotional and engaging video narratives that captivate and inspire. With his contribution, Romolini Immobiliare embraced a new chapter. A refined approach to communication, an even greater attention to detail, and a client-centered philosophy have established the company as a leading figure in the luxury real estate sector. Romolini is not just a name. It is a legacy. It is a family dream brought to life. It is a journey that moves forward with passion and purpose.
