About the Property
Le Vigne, at Duino Stazione in the municipality of Duino-Aurisina, is a small cluster of terraced houses away from through traffic, so quiet in summer that the cicadas are what one hears. A walk of five to ten minutes leads to the sea, and between Duino and Sistiana an electric bike is all one needs. Duino’s day-to-day services are close, as are the United World College and the castle with its pat
Duino’s day-to-day services are close, as are the United World College and the castle with its path, and Trieste and the motorway to Venice and Ljubljana can be reached quickly.
Built in 1996, the house is on three levels. It served as a holiday home by the sea rather than a full-time residence, so wear is limited; it has been freshly painted and is ready to occupy, while a modest update would bring it in line with personal taste.
At garden level are the sitting room, with space to install a fireplace, the kitchen, a bedroom looking onto the garden and a bathroom with a shower, an arrangement that allows living on a single floor or putting up guests. Upstairs, beneath the roof, three attic rooms are currently used as double bedrooms; they share a pair of bathrooms, fitted with a shower and a bathtub respectively, and a wide recessed terrace that also opens from the main bedroom. Downstairs, on a level registered as a cellar, a large taverna keeps cool in the warm months, next to a boiler room that doubles as a laundry, a room set up with a bed and a further bathroom.
The private garden behind the house is of moderate size, with a large fig, an olive tree and roses planted around thirty years ago; the whole plot is about 313 sq m. Under the entrance portico two cars park in a row, and guests customarily leave theirs along the boundary wall.
Gas heating is independent; the condensing boiler is new as of 2025 and passed its check in January 2026. There is a reinforced entrance door, and the windows have insect screens. The house is vacant.
Note on the use of artificial intelligence in the photographs. All 55 images in this listing were processed with a generative AI image model: 20 for light and colour only, 8 to remove clutter or objects, 27 with elements added or changed by the model (simulations). Where something was removed or added, the part of the scene involved was not photographed as you see it: the model reconstructed it. On the listing page at [hidden information] every photograph in which the model may have changed what you see carries a label. A viewing in person remains the only reliable reference. This portal shows no labels on the images, so here they are by number: photographs no. 2–6, 10–19, 22, 27, 31–37, 44, 47 and 50 are simulations: the model added or changed part of what you see (for example furniture, sky, greenery or the view).
