Stone house in the mountains with a view of the Tyrrhenian Sea and the island of Elba!
The house is in the mountains and has the classic 10x20 meter basic structure typical of all mountain farmhouses in the municipality of Abetone and Cutigliano. The load-bearing structure is made with cyclopean stone walls exposed externally and plastered internally. The rooms are the right size and arranged in the right way. The ceilings have beams, tiles and boards which make you feel safe and warm. And then the fireplaces, the stone of the walls, the polished wood of the ceilings and floors, the worked iron: all this gives you a great feeling of ”home”. I wanted all the floors to be made of wood, but be careful” he tells me ”the wood is all laid by hand so it is deliberately irregular and when you walk on it it creaks so it conveys that rustic feeling that a glued floor will never have! Furthermore, it is also easy to clean. The roof with its original and wonderful 200 year old structure is made of exposed wood and finished with slate sheets. Obviously the boards are new and the roof has been insulated. Here on the ground floor there are multiple level accesses from the garden. The entire floor is used as a living area, there is this beautiful one with a dining room, there is a fireplace lounge, a kitchen, a brandy lounge with a fireplace, two bathrooms plus other rooms used as technical rooms. The first floor that we will see later” ”is made up of three large attic bedrooms, two huge bathrooms and an all-white room which is my home cinema area. I brought us the internet to 30 mega. Outside the cinema area there is a porch.” Outside the house the garden in front of the house is flat and there is also a well with very fresh water. There is a second and small building used as a storage room. Giovanni tells me that in the garden it is possible to install an in-ground swimming pool, even an infinity one, with a view of the valley... I can already imagine it, so much stuff! The house is surrounded by its 25,000 m2 of meadows and woods where the Pepolino Selvatico grows, which is a variety of organ that grows in the mountains. and completely fenced woods. An important thing that I didn’t tell you is that the house can be purchased (with all the advantages it entails) both as a farm dedicated to the cultivation of late mountain hydrangeas and as a non-ruralized civil home... I think it is important to underline that today the farmhouse is ruralized and used as a farm dedicated to the cultivation of blue hydrangeas, 300 hydrangeas to be exact, which Titty manages calmly on her own and without too much effort, in fact, she tells me it’s very simple!
The area is also mycorrhizable for the production of black truffles. Energy costs reported for annual residential use: heat the house all year round and have domestic hot water €1800/1900 pellets/year. Electricity with consumption of the inhabited house every day €1100/year Water €400/year
