Set on the hillside above Nissaki on Corfu’s northeast coast, this newly built residence enjoys an elevated position overlooking the Ionian Sea, with wide views extending across the coastline and open water beyond. Scheduled for completion in autumn 2025, the property draws inspiration from the proportions and materiality of traditional Corfiot estates while adopting a more contemporary architectural approach, combining local stone, pale render and generous glazed openings.

The house has been carefully positioned to follow the natural contours of the site, allowing it to sit comfortably within the landscape while maximising its relationship with the sea. From almost every principal room, the view remains uninterrupted, while the orientation captures both the early morning light and the softer tones that settle across the water later in the day.

Arranged across several levels, the residence unfolds through a series of interconnected interior and exterior spaces. Broad terraces and covered verandas extend the living areas outward, creating a natural transition between the house and its surroundings. Traditional architectural references appear in the form of arched openings and sheltered outdoor spaces, balanced by clean lines, expansive glazing and a restrained contemporary palette.

The principal living spaces are open and connected, designed to maintain a constant visual relationship with the sea. Large sliding openings allow the interior to flow directly onto the terraces, while natural stone, timber and textured finishes create a calm and cohesive atmosphere throughout. The layout prioritises openness and natural light, with each space positioned to take advantage of the property’s elevated setting.

Five en-suite bedrooms are distributed across the residence to provide privacy and independence while maintaining a consistent connection to the landscape. Several rooms open directly onto terraces or quieter outdoor areas, while those positioned higher on the property benefit from particularly expansive views across the bay.
