Property Composed Of Three Farmhouses With Pool Surrounded By Greenery Chiusi Della Verna

The property covers approximately 18 hectares and is fenced, with part of the land designated as high forest and tree-lined arable land. The farmhouses occupy about 3 hectares of pastureland, with an olive grove and orchard on another 3 surrounding hectares. Both the olive groves and orchards are close to the farmhouses. In the unfenced areas, there are additional high forests and tree-lined arable lands.

The farmhouses are equipped for agritourism activities and access to the property is from a provincial road via a municipal road and then a private road. The farmhouses have a total of 11 bedrooms, 12 bathrooms, 8 living rooms, and an independent 130-square-meter lounge. Each apartment has one or more fireplaces made of ”serena” stone. The fireplaces and all ”serena” stone works in the buildings were crafted by local expert stonemasons.

The first farmhouse, called ”La Chiesina,” has two independent apartments of about 75 square meters each with pellet and solar thermal heating. The farmhouse was completely built in 2004/2005, with all underground parts in reinforced concrete while the structure is entirely clad in local exposed stone; the roof and load-bearing structures are made of wooden beams. The floor is in terracotta and both internal and external fixtures are in solid wood; the window panes of all windows have air chambers.

The second farmhouse, the ”Casale Padronale,” is made of local stone dating back to the mid-1800s, with an area of approximately 450 square meters. It was renovated in 1986 and includes on the ground floor a large living room with brick arches, some walls and columns in exposed stone, a large stone fireplace, dining room, study, large eat-in kitchen with pantry, a bathroom, boiler room, and laundry room. On the first floor, there are three large bedrooms each with a private bathroom. The entire floor has antique chestnut parquet flooring.

The structure is heated by a wood boiler which, in addition to heating the radiators throughout the house, ensures a supply of hot sanitary water.

There is also an 8x16 meter swimming pool, a garage for three cars, a separate apartment, and a large communal lounge. The pool is surrounded by a lawn and a wooden gazebo. The garage also has a terrace above it serving as a roof. In 2017, another swimming pool with dimensions of 3x6 meters was built for dogs.

The ”Casale I Falchi” is located at a higher altitude and has two apartments (70 and 100 square meters respectively), both with stone fireplaces and pellet heating. Beneath the construction is a reinforced concrete room with a height of 4 meters, used as a storage for agricultural equipment. The room/storage is completely underground and not visible from any point of the residential units.

All buildings are constructed with local and earthquake-resistant materials, with high-quality finishes. The thermal, hydraulic, and electrical systems comply with current regulations and are certified. Water supply is guaranteed by the public water supply system and all structures and lands are well-maintained.

The main streams in the area of Chiusi and its surroundings are a paradise for trout fishermen.
