The Residence: Fleur des Alpes, an intimate new address in the Morel quarter of Méribel

Fleur des Alpes occupies one of Méribel’s most settled and family-oriented neighbourhoods. The Morel quarter lies between the resort’s two centres, within walking distance of the shops and restaurants and of the chairlift that shares its name, in a position that is genuinely ski-in/ski-out. Méribel takes its name from mirare bellum, the place from which the view is beautiful, and the siting of the residence makes the case: the building benefits from all four orientations, and its balcony terraces command panoramic views of the surrounding summits.

From the door, the whole of Les 3 Vallées opens up — the largest linked ski area in the world, with 600 kilometres of pistes and 334 marked runs served by 161 lifts across seven resorts, from Courchevel to Val Thorens. Eighty-five per cent of the terrain lies above 1,800 metres and the skiing rises to 3,230 metres, which accounts for the reliability of the snow from December through to April. The gastronomy is of the same order: 17 Michelin stars are held across eleven restaurants within the ski area, and 56 mountain restaurants are reachable on skis. Méribel has its own altiport, and the mainline station at Moûtiers is a short transfer away.

The residence itself comprises twenty-seven apartments of the highest specification, ranging from approximately 118 to 134 square metres, from three-bedroom apartments with cabin rooms through to penthouses, each designed around generous expanses of glazing so that light reaches well into the interiors. Communal provision is unusually complete: a next-generation ski shop of some 200 square metres is integrated into the building, alongside individual ski rooms, an owners’ storage room, a private garage with electric-vehicle charging and a caretaker’s lodge. Residents have the benefit of a concierge, a butler and five-star para-hotel services, together with a restaurant reserved for the residence — a rarity in Méribel, and one that removes any need to leave the building.

The architecture is deliberately timeless. Construction quality is uncompromising, the materials are of the highest order, and the craftsmanship in wood — worked in rounded, pared-back forms — gives the building a character that is unmistakably Alpine without recourse to pastiche.

The Apartment: Apartment 405, fourth floor, due south-east aspect

Apartment 405 is arranged on the fourth floor and extends to 121 square metres, complemented by a further 22 square metres of balconies and terraces. Its due south-east aspect brings the morning and midday light into the principal rooms and affords panoramic mountain views from the outside spaces.

The accommodation provides three bedrooms, one of them fitted as a multi-berth cabin room in the Alpine tradition, together with three bathrooms, and sleeps eight in comfort — an arrangement that suits two families or several generations sharing the apartment. A private sauna is included within the apartment itself, in addition to the facilities of the residence: a provision that is rare at this size and one that makes the difference at the end of a day on the mountain.

A private garage space and an individual ski locker are included, as is direct access to the ski shop, the owners’ room and the full concierge and para-hotel service.

Delivery and Opportunity: a turnkey acquisition, eligible for VAT recovery

Apartment 405 is available now and is sold turnkey, delivered fully furnished and ready to be used from the first season, with no specification decisions to make and no fitting-out to organise. As a new-build property it is eligible for the recovery of French VAT, subject to conditions, an arrangement that materially alters the acquisition cost for purchasers who intend to place the apartment under a serviced letting structure. Rising Stone’s teams advise on the structuring of the purchase and on the management of the property thereafter.
