Castiglione del Lago (PG): panoramic estate with swimming pool between Umbria and Tuscany
At the top of a panoramic hill on the border between Umbria and Tuscany, the property overlooks the profile of Chiusi and its namesake lake, with the Cetona and Amiata mountains in the background. A place of great beauty and history, crowned by a superb row of cypress trees.
The estate includes about nine hectares of the entire hill, at the foot of which lies a truffle oak forest; ascending, you encounter eight hundred and fifty olive trees, and at the summit, over one hectare of English garden opens up where the three buildings stand: three rustic-origin buildings, now expertly restored.
The Residence — The first building spans two levels of the historic original structure, preserving its identity intact. Its heart is the large living room with a fireplace, born from the recovery of its ancient agricultural use: the most authentic and lived-in space of the property.
The Guesthouse — The second building houses fourteen rooms and suites, all overlooking the Tuscan hills. The two master suites, due to their size and character, are perfectly suited to become the representative salons of a prestigious private residence.
The Country House — The third building is the center of social life and wellness on the estate: the main room has a double height with a mezzanine; the professional kitchen serves the panoramic veranda and pergola. On the lower level, a wellness area with spa and indoor pool; a long corridor leads to a patio, from which you access the large outdoor pool immersed in greenery.
The property is served by the municipal aqueduct as well as a private well.
CHIUSI CHIANCIANO exit of the Autostrada del Sole is 7.7 km away. Chiusi Train Station is 6 km away. Distances: Lake Chiusi 1.5 km; Lake Trasimeno 18 km; Montepulciano 27 km; Perugia 48 km; Orvieto 56 km; Siena 86 km; Rome 167 km.

Ancient History Porsenna was a lucumon (chief or king) of Chiusi, then one of the richest and strongest cities of the Etruscan dodecapolis. Some ancient writers like Pliny the Elder even called him king of Etruria for his great military power. Pliny the Elder himself (quoting Varro) passed down the story of a labyrinth mausoleum that was said to have been built in Chiusi to contain Porsenna’s tomb and related treasures. Some believe that, given the hill’s dominant position, the tomb is hidden right here, beneath our three farmhouses!
Medieval History At the edge of the property, the two Beccati Questo and Beccati Quello Towers are medieval fortifications facing each other on the border between Tuscany and Umbria. The first was built in 1279 by the Republic of Siena (Guelph faction) in the municipal territory of Chiusi. A few years later, the people of Perugia built the Beccati Quello Tower.
Located in Castiglione del Lago, this property offers easy access to Lake Trasimeno and the surrounding Umbrian countryside. The area features scenic nature, historic sites, and local dining options. The nearest airports are Perugia and Florence, while train stations provide connectivity to major cities. Ideal for buyers seeking tranquility combined with good transport links and cultural experiences.
