For sale: a wine estate spanning 100 hectares, including a Manor House/Castle and a Village for renovation. Nestled in one of the most picturesque areas of Chianti, its proximity to Siena makes this property easily accessible.
With a captivating history dating back to the medieval period, the manor house stands on the ruins of a castle likely built in the 13th century by the Sienese to defend the area. Today, it presents significant potential for tourism and hospitality development, complementing wine production, and is suited for conversion into either a luxury private residence or a boutique hotel.
Currently, the estate utilizes 28.5 hectares of vineyards to produce approximately 130,000 bottles of wine annually. Vineyards are predominantly planted with Sangiovese, followed by Cabernet, Colorino, and Merlot.
The manor house, a castle of approximately 1,300 square meters dating back to the 17th and 18th centuries, is under heritage protection. The ground floor is currently used as a tasting area, with guest bathrooms, a professional kitchen, and storage facilities. The upper floors, however, are abandoned and require significant renovation and finishing work before they can be utilized.
The winery spans approximately 2,000 square meters, a recently constructed building distributed over three floors and equipped with a lift. Winemaking equipment includes twenty-four stainless steel fermenters (each 10 hl), oak barrels (with capacities ranging from 5 to 60 hl), Bucher presses, destemmers, grape collection tanks, conditioning systems, and various machinery.
Space distribution within the winery:
• Ground floor: administrative offices, company store with tasting area, preparation kitchen, warehouse, bathrooms, and a large panoramic terrace (potentially usable as a tasting area in summer).
• Basement (with direct access for agricultural vehicles): winemaking premises, bottling line, warehouse for finished product storage.
• Basement: aging cellar, equipment storage, kitchen, employee changing rooms, and toilets.
The vineyards’ altitude ranges from 320 to 480 meters above sea level. The northern part of the estate is predominantly comprised of Macigno soils (soft sandstone and other non-calcareous soils), the central part of Galestro (schist clay), and the southern part of Alberese (sandy-gravelly soil with intermediate layers of clay).

Approximately 300-350 liters of Olive Oil are produced annually.

The property is completed by two additional units:
• A 220 sqm farmhouse with 8 bedrooms and 8 bathrooms, currently unused but previously operated as a B&B, and a 105 sqm barn on two floors used as a common area for guests, located in front of the castle.
• A small rural hamlet to be renovated, nestled among the vineyards to the north of the main villa. The hamlet consists of two rustic farmhouses, measuring 340 sqm and 360 sqm, and an old 125 sqm stable, ideal for use as a tool shed.
