Space distribution within the winery: • Ground floor: administrative offices, company store with tasting area, preparation kitchen, warehouse, bathrooms, and a large panoramic terrace (potentially usable as a tasting area in summer). • Basement (with direct access for agricultural vehicles): winemaking premises, bottling line, warehouse for finished product storage. • Basement: aging cellar, equipment storage, kitchen, employee changing rooms, and toilets. The vineyards’ altitude ranges from 320 to 480 meters above sea level. The northern part of the estate is predominantly comprised of Macigno soils (soft sandstone and other non-calcareous soils), the central part of Galestro (schist clay), and the southern part of Alberese (sandy-gravelly soil with intermediate layers of clay). The estate produces 12 labels: • Chianti Classico DOCG Vintage • 2 Chianti Classico DOCG Riserva • Chianti Classico DOCG Gran Selezione • Chianti Classico DOCG Gran Selezione • 3 Red IGT • Rosé IGT • White Wine IGT • Brut Rosé IGT Approximately 300-350 liters of Olive Oil are produced annually.
The property is completed by two additional units: • A 220 sqm farmhouse with 8 bedrooms and 8 bathrooms, currently unused but previously operated as a B&B, and a 105 sqm barn on two floors used as a common area for guests, located in front of the castle. • A small rural hamlet to be renovated, nestled among the vineyards to the north of the main villa.
