The property, in the past a boutique accommodation business, boasts 5,000 sqm of private garden with a 12 × 5 m swimming pool and several annexes.
Services are all available in the nearby town of Caprese Michelangelo (3km; 5’) and other cities of Tuscany can be reached in less than two hours (Anghiari, Montepulciano, Florence, Siena, Montalcino, San Gimignano…).
The closest airport is Perugia (84km; 1h 10’) but for intercontinental flights we suggest the terminals in Florence, Pisa, Bologna and Rome.

DESCRIPTION OF THE BUILDINGS
The manor house (7 bedrooms, 4 bathrooms and 2 toilets) dates back to the 15th century and has been then rebuilt and expanded in the second half of the 19th century. The building still exhibits its original charm with stone walls, wooden beams, terracotta floors and original fireplaces.
- Ground floor: ample entrance hall, family rooms, dining room, living room with fireplace and portico, kitchen, bathroom and boiler room;
- First floor: landing, master bedroom with en-suite bathroom, three double bedrooms and two independent bathrooms.
The owner’s apartment can be accessed directly from outside via a stone staircase and is made up of an ample entrance room with cloakroom, kitchen, living room with dining area, studio (potentially a bedroom or usable to expand the kitchen), three double bedrooms and two bathrooms. Right above the apartment there are a few lofts, currently unused, which could be partially converted into further living quarters.

The guesthouse (3 bedrooms and 2 bathrooms), right next to the manor house and fully restored in 2006, boasts more modern finishes and is very welcoming:
- First floor: living room with fireplace, modern kitchen with dining area and to bathrooms;
- Second floor: three bedrooms.
The outdoor loggia, covered in creeping roses, could easily accommodate up to 6 people and is ideal to relax in the pleasant summer climate.

The garden houses an old chapel (which could be converted into a cozy studio), the old drying barn (nowadays a warehouse), a laundry room and a garage.

An old warehouse (currently split into four rooms) is already certified to be converted into another residential unit with two bedrooms. The building was restored in 2007 (with a total remake of the insulation) but boasts no systems.

STATE AND FINISHES
The buildings are in excellent structural condition and still boasts many of the original and charming features. The manor house, in particular, boasts beautiful living halls with terracotta floors, coffered ceilings with wooden beams and stone fireplaces.

EXTERIORS
The house boasts a private 2,670-sqm garden dotted with fruit trees (apples, pears, figs and hazelnuts). A short distance from the house there is a 12 × 5 m swimming pool with terracotta solarium.
The property features a beautiful panoramic view over the countryside surrounding Caprese Michelangelo and Lake Montedoglio.

USE AND POTENTIAL USES
In the past, the villa was particularly appreciated by foreign families (often for multiple generations) as a holiday retreat to spend summer vacations.
The property was running as a full-fledged accommodation business in the past: nowadays, the owners decided to exploit it only in selected parts of the year. The new owners could always get back to renting the house regularly, by advertising the business online and creating his own client portfolio.

Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared dreams and aspirations, they married in 1999 and are today parents of three children. In 2004, driven by their passion for their native land, art, and beauty, they chose the historic heart of Tuscany – the charming village of Anghiari – as the birthplace of a project that already carried the warmth of home: Romolini Immobiliare. A story founded on courage, dedication, and profound values that, paired with their vision, quickly earned them recognition within both the national and international real estate markets. In 2008, an important achievement further strengthened their reputation: Romolini Immobiliare was appointed exclusive affiliate of Christie’s International Real Estate, the world’s most prestigious name in luxury real estate – a testament to their authenticity and unwavering commitment. Romolini, however, is more than a business: it is a family. Those who have joined Riccardo and Marta in this endeavor were welcomed for their human qualities, integrity, and outstanding professionalism, becoming not just exceptional team members, but part of a greater family. Each brings a unique approach, a personal style, and a shared dedication to the values that have always defined Romolini. In 2020, Danilo, their eldest son, chose to join the company. Having grown up amid the dreams and challenges of the family business, he brought a visionary spirit and a profound love for beauty. Danilo pioneered a new way of presenting properties in Italy, creating emotional and engaging video narratives that captivate and inspire. With his contribution, Romolini Immobiliare embraced a new chapter. A refined approach to communication, an even greater attention to detail, and a client-centered philosophy have established the company as a leading figure in the luxury real estate sector. Romolini is not just a name. It is a legacy. It is a family dream brought to life. It is a journey that moves forward with passion and purpose.
