Rotes Velles is a discreet, low-density residential enclave positioned on the elevated hillside above Santa Ponsa, in the municipality of Calvia on Mallorca’s southwest coast. The urbanization is defined by its generous plot sizes, mature pine coverage, and unobstructed sightlines across the Bay of Santa Ponsa toward the open Mediterranean. Its position above the bay gives it a distinct separation from the busier coastal strip below, while remaining within minutes of it.

Santa Ponsa marina and its beach are a short drive down the hill. The town centre offers supermarkets, pharmacies, and a range of restaurants along Avenida del Rey. Golf Santa Ponsa, one of three courses in the immediate area, is under ten minutes by car. Palma Nova and Puerto Portals, with its upscale dining and superyacht berths, are roughly fifteen minutes away.

Palma city centre is approximately 25 kilometres east, reachable in around 25 to 30 minutes via the Ma-1 motorway. Palma de Mallorca Airport sits roughly 20 kilometres from Rotes Velles, a drive of under 25 minutes, and operates year-round international routes to major European hubs including London, Frankfurt, Paris, and Zurich, with significantly expanded connections from April through October.
