Welcome to this unique property in beautifully restored condition, situated on its own private peninsula by Lake Uttran, specifically at Utterkalven. Here, classic turn-of-the-century architecture blends seamlessly with generous living spaces and a profound proximity to the water that defines the entire estate. This home offers an exceptionally secluded position at the very tip of the peninsula, with the water as your closest neighbor. In addition to the 465 square meters of living area, there is a 196 square meter fully finished basement featuring a guest room, billiard room, wine cellar, music studio, and a sauna with a relaxation area. The 43 square meter double garage features a rooftop terrace accessible directly from the kitchen. The house boasts a combined total of 140 square meters of terraces and balconies, along with a beautiful pool with a retractable cover embedded within a 120 square meter pool deck, and a unique floating sauna moored at the private dock. The entire property was fully renovated between 2017 and 2019, covering drainage, electrical systems, plumbing, heating, and landscaping. The flexible layout easily allows for up to at least 9 bedrooms. The entrance floor offers a formal dining room and a generous living room adjacent to the kitchen, plus a library, art studio, and home office. The upper floor consists of a family wing with several bedrooms and a master terrace, while the attic level features a gym with balcony access. Located in idyllic Uttran, you live close to scenic forests and green surroundings, while Stockholm remains within easy commuting distance. Excellent schools, preschools, grocery stores, and gyms are all nearby. History of Villa Engwall and Sigridsgården Villa Engwall, also known as Sigridsgården, was built between 1907 and 1910 by Wilhelm Engwall, son of the founder of the trading house behind Gevalia, Sweden’s iconic coffee brand. With a vision of creating a southern equivalent to the exclusive suburb of Djursholm, Wilhelm purchased vast lands around Lake Uttran to develop, choosing this magnificent waterfront lot for his own stately manor. When Engwall began selling exclusive plots in 1906, infrastructure was his main selling point. In 1908, the State Railways opened a stop in Uttran, allowing wealthy Stockholm residents to trade city life for fresh lakeside air without sacrificing a smooth commute. This station operated until 1969. Until the 1950s, Uttran was nationally renowned for its exceptionally clean, healing air, which led to local sanatoriums being built. From the 1930s to the 1950s, the villa operated as an exclusive summer pension and convalescent home under Sigrid Högström, hence the name Sigridsgården, where Stockholm’s bourgeoisie sought recreation. The founder’s legacy lives on today through the neighborhood’s turreted turn-of-the-century villas and a local street bearing Engwall’s name. The current family took over the historic property in the mid-1980s. Over the past forty years, the villa has been managed with immense reverence, love, and sensitivity. By returning it to its original purpose as a single-family home, they saved a priceless piece of Uttran’s cultural history. Thanks to this dedicated ownership, Villa Engwall stands proud today in a rarely seen, beautifully preserved original condition, ready for its next chapter.

When we meet you for the first time - perhaps when you’re about to buy your
first apartment- we regard that meeting as the start of a long friendship. It
may sound obvious, but we believe in satisfied clients. We like nothing better
than when a previous buyer or seller rings us up for our expert advice on a new
matter. That’s when we know we’ve done a good job. We like to develop a lifelong
relationship with every client, to go through life’s various phases together -
from your apartment in town to your detached house in the leafy suburbs, your
dream home by the sea, up to the day when you might inherit a property that you
need help to dispose of. Most things in life come down to trust. In our closest
personal relationships, in the way we bring up our children, or in our
relationship with you. That’s what we say when someone asks us about our
philosophy. We say that we think in the long term, that we prefer lasting
relationships and that the best thing we know is a solid foundation of trust.
We’ve noticed that it goes a long way. Best, Lars Andersson, CEO
