We are located in the Mugello area, in the heart of Tuscany, just 25 km from Piazza della Signoria in Florence.
The property is an incredible 16th-century estate that could be used as a private residence or converted into a luxury hotel and agricultural business, where Pinot Noir vineyards can be cultivated for Champagne production. To this end, the estate has commissioned one of the most renowned agronomists from the University of Florence, who, following a study—available to anyone interested—has confirmed the possibility of cultivating Pinot Noir, as the land is already prepared and worked.
The historic estate ”La Radicchia” once belonged to the famous Gucci family, and before that to the powerful feudal family Ubaldini della Pila, who were mentioned by none other than Dante in La Divina Commedia.
The entire property covers about 134 ha, 75 of which form a hunting reserve inhabited by wild boars, deer, and some pheasants. Another 35 ha are agricultural land, while the rest is divided between real estate, lakes, a stone swimming pool, and spaces that once housed tennis courts, stables, and a dressage arena.
The main villa, built in the 16th century, has a total area of about 1,300 square meters, spread over a basement, ground floor, first floor, and attic. Inside, you’ll find decorated coffered wooden ceilings, mosaic terracotta floors, and stone fireplaces with bas-reliefs.
Outside, the property includes three other residential buildings, separate from the main estate, with a total area of about 700 square meters. ”La Radicchia” also features three lakes and a natural spring, and there is, of course, a beautiful stone swimming pool that needs restoration but adds great charm to the property.
Also of great interest are the nine stone structures, which can be demolished and rebuilt, and for which it is possible to request a change of use to expand a potential agritourism structure by creating additional rooms within.
It is a unique property, a 16th-century estate full of charm and Italian history, suitable for use as both a private residence or conversion into a luxury resort.
