Office on the ground and basement floors, forming part of the renovation of the entire Palazzo Martelli.
On entering the ground floor, there is a hallway with a waiting room/reception area, a large meeting room, an office, an archive room overlooking the internal courtyard, a cloakroom and a bathroom.
The internal staircase leads to the archive, comprising three spacious rooms on the basement floor.
The property is completed by a 33.10 sq m cellar.
Handover scheduled from the end of October 2027.
This noble palace, arranged over three levels, is characterised by a portico consisting of four bays with cross vaults, containing the only entrance on Via delle Tovaglie.
The building entrance is enhanced by a pointed-arch portal decorated with a finely worked sandstone archivolt, giving the palace its distinctive appearance.
Inside are a large courtyard and a small cloister, attributable to the original convent complex.
Major structural works are currently under way, including seismic upgrading, adaptation of the load-bearing walls, consolidation of the existing floors, construction of new floor slabs and a wooden roof, as well as energy-efficiency improvement works (energy class A/B).
Acoustic insulation, chemical barriers and damp-proofing treatments are also planned, together with external and internal bio-lime plaster, Venetian-style paving for the portico, terracotta-strip paving for the internal courtyard, and marble flooring for the entrance hall, staircase and landings.
The window frames will be made of highly insulating wood.
The units will be delivered with energy class A/B.

Located in Bologna’s historic centre, a short distance from the Basilica of San Domenico and just steps from the pedestrian area of Via D’Azeglio, Casa Martelli offers a unique opportunity to live and work in a property steeped in history and conveniently close to all services.
The building dates back to the 15th century and is included in the FAI’s register of protected properties. Originally an ancient convent, it was converted into a private residence by the Arcadian poet and playwright Pier Jacopo Martelli (or Martello) between the late 17th and early 18th centuries.
Here, the illustrious humanist lived with his family and hosted prominent writers and artists, including the celebrated painter Carlo Cignani (Bologna, 1628–1719), as commemorated by the plaque affixed beneath the building’s portico.
Located in the historic Santo Stefano district of Bologna, this property is a short drive from Bologna Centrale train station and Guglielmo Marconi Airport. Nearby, find Michelin-starred restaurants, luxury shopping on Via dell’Indipendenza, and cultural landmarks like the Basilica di Santo Stefano. Excellent international and private schools are within easy reach, alongside parks and green spaces for outdoor activities.
