Just outside of the most renowned towns of Langhe, a UNESCO World Heritage Site, wine estate with cellar and 5.7 hectares of vineyards (+ 1.2 ha rented). The property currently produces up to 40,000 bottles of wine per year (including the superb Barolo DOCG) and features two apartments for a total of 5 bedrooms. There is permission to build further 180 sqm of buildings to expand the cellar or create more habitable spaces. Services are all available in the nearby town (500 m), easily reached on foot, and several cities of Piedmont are less than two hours away by car (Barolo, Novelo, Alba, Nizza Monferrato, Acqui Terme, Cuneo, Turin…). The closest airport is in Cuneo (47km) but in less than two hours one can reach the terminals in Turin, Genoa and Milan.
DESCRIPTION OF THE BUILDINGS The wine cellar (750 m² – 8,070 ft²) is laid over two floors including the winemaking rooms, the ageing cellar, a bottling and packaging line and a tasting room/wine shop for the guests. Outside the cellar there is also a convenient parking.
Right next to the cellar there is a residential building made up of two units. On the ground floor there is the first house (90 m² – 968 ft²), recently restored, a laundry and a boiler room. On the upper floor there is the second house (90 m² – 968 ft²) made up of kitchen, living room with fireplace, three bedrooms, three bathrooms and a sitting room.
Right next to the cellar there is a small plot of land with permission to build further 180 m² (1,937 ft²) of buildings, which could be used to expand the cellar, create a vehicle shelter or another residential unit.
EXTERIORS The estate features 5.7 hectares of vineyards with Nebbiolo and Dolcetto vines, plus 1.2 hectares of rented vineyards (Nebbiolo and Barbera). The owned vineyards, as is often the case in Piedmont and particularly in the Barolo area, are split among three different plots of land: the biggest of them (4.0 ha) is planted with Nebbiolo da Barolo vines, together with a small 0.2-ha vineyard right next to the cellar. The other owned vineyard (1.5 ha) is planted with Nebbiolo and Dolcetto instead. A small woody area next to the cellar could be cleared and used to plant a few more vines. The business is currently renting further 1.2 hectares of vineyards, planted with Nebbiolo and Barbera, which are used to boost the yearly production.
DETAILS ON WINE PRODUCTION • Vineyard surface: 5.7 hectares (+ 1.2 ha rented) • Varieties: Nebbiolo and Dolcetto (owned) + Barbera (rented) • Years of planting: 1982 – 2004 • Altitude and exposure: 250 – 400 m asl (south, southeast, southwest) • Training: Guyot (4,500 vines / ha) • Soil composition: clayish, calcareous • Yearly production: up to 40,000 bottles
USE AND POTENTIAL USES The estate is currently working and produces excellent wines, while at the same time offering guided tours and public wine-tasting sessions. The two houses in the property could be easily used to start a small accommodation business, maybe combined with experiences in the vineyards and in the cellar. One should not underestimate the presence of tights to build further 180 sqm that would allow further expanding on the business.

Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared dreams and aspirations, they married in 1999 and are today parents of three children. In 2004, driven by their passion for their native land, art, and beauty, they chose the historic heart of Tuscany – the charming village of Anghiari – as the birthplace of a project that already carried the warmth of home: Romolini Immobiliare. A story founded on courage, dedication, and profound values that, paired with their vision, quickly earned them recognition within both the national and international real estate markets. In 2008, an important achievement further strengthened their reputation: Romolini Immobiliare was appointed exclusive affiliate of Christie’s International Real Estate, the world’s most prestigious name in luxury real estate – a testament to their authenticity and unwavering commitment. Romolini, however, is more than a business: it is a family. Those who have joined Riccardo and Marta in this endeavor were welcomed for their human qualities, integrity, and outstanding professionalism, becoming not just exceptional team members, but part of a greater family. Each brings a unique approach, a personal style, and a shared dedication to the values that have always defined Romolini. In 2020, Danilo, their eldest son, chose to join the company. Having grown up amid the dreams and challenges of the family business, he brought a visionary spirit and a profound love for beauty. Danilo pioneered a new way of presenting properties in Italy, creating emotional and engaging video narratives that captivate and inspire. With his contribution, Romolini Immobiliare embraced a new chapter. A refined approach to communication, an even greater attention to detail, and a client-centered philosophy have established the company as a leading figure in the luxury real estate sector. Romolini is not just a name. It is a legacy. It is a family dream brought to life. It is a journey that moves forward with passion and purpose.
