Set in the countryside of San Donato in Poggio, in the heart of Chianti, this charming Tuscan country home renovated in 2010 offers something truly unusual: approximately 16,000 sqm of restored terraced land transformed into an extraordinary living botanical collection.
Far more than a traditional house with a garden, the property is a genuine haven for nature lovers, gardeners and botanical enthusiasts. According to the detailed inventory, the grounds contain approximately 1,805 specimens, comprising 1,175 trees and plants, 224 flowering and aromatic plants, and 406 wine and table grapevines.

THE HOUSE:

The principal living floor comprises an entrance hall, a spacious living room, a separate kitchen, two generously sized bedrooms and two bathrooms.
The lower service level provides a cellar, storage and working areas, a boiler room and a third bathroom, offering valuable additional space for gardening equipment, agricultural activities and the storage or processing of produce.
The kitchen and all three bathrooms have been renovated. Two bathrooms feature showers, while the third is fitted with a whirlpool bathtub. The property also features wide-plank parquet flooring, stoneware tiles in the entrance and bathrooms, and a reinforced security entrance door.
The electrical and plumbing systems have been completely renewed, while the heating system, radiators and oil-fired boiler have been serviced. Further improvements include a renovated roof with renewed waterproofing and replacement tiles, restored chimneys and copper gutters, as well as replastered and repainted interiors and exteriors.
A solar thermal system with a 300-litre storage tank supplies domestic hot water. Security is provided by internal and external alarm systems, video surveillance, a video entry system, anti-intrusion ironwork and perimeter lighting.

AN EXTRAORDINARY BOTANICAL COLLECTION:

The land has been carefully cleared, restored and re-terraced. Traditional stone walls around the olive trees have been rebuilt, while original stone steps connecting the different terraces have been uncovered and restored.
The botanical collection includes hundreds of heritage and rare fruit cultivars, with numerous varieties of apple, pear, cherry, fig, plum, peach, apricot, quince, pomegranate, mulberry, jujube, almond, hazelnut and olive trees.
More unusual specimens include Ginkgo biloba, Brachychiton acerifolius, Hovenia dulcis, Maclura pomifera, camphor trees, Sichuan pepper, Feijoa, Maqui berries, Aronia, black bamboo and several distinctive ornamental species.
The grounds are enriched by lavender, hydrangeas, saffron, roses, irises, echinacea, aromatic herbs and many other flowering plants, creating an ever-changing landscape throughout the seasons.
The vineyard is equally remarkable, comprising 406 wine and table grapevines representing an exceptional selection of Italian and international varieties. These include Sangiovese, Picolit, Riesling, Traminer Aromatico, Sagrantino, Aglianico, Cannonau, Nebbiolo, Primitivo, Vermentino, Malvasia and numerous rare or lesser-known cultivars.

WATER IRRIGATION AND OUTDOOR INFRASTRUCTURE:

The entire property is fenced and served by two extensive automatic irrigation systems. An 80-metre-deep private well, connected to a 300-litre storage tank and filtration system, provides an important independent water resource.
The grounds also benefit from an emergency outdoor fire-water system, agricultural storage sheds, solar-powered perimeter lighting, a gravel driveway and a sunken water-lily pond.
A substantial inventory of agricultural, gardening and produce-processing equipment is included in the sale. Valued by the owner at approximately €50,000, it includes lawnmowers, brush cutters, tillers, chainsaws, pumps and transport equipment, together with presses, mills, dryers, pasteurisers, extractors and other tools for processing and preserving produce.
This is an ideal second home for anyone seeking an authentic retreat in the Chianti countryside, surrounded by extensive private land and an established botanical heritage. A rare opportunity to acquire not simply a country house, but a living botanical project to enjoy, preserve and continue.
