The driveway alone conveys the special character of the estate. Behind a simple wooden gate lies an oasis of peace and privacy. Old trees, a private spring, historic natural stone walls, and lovingly designed garden spaces give the park the atmosphere of a classic country estate.
The ensemble includes, besides the representative manor house, a charming studio and a separate caretaker’s house. The traditional Ausseer wooden architecture blends harmoniously into the garden landscape and emphasizes the historic character of the property.
The origins of the villa date back to 1819. With the extension in 1905, it received its current appearance, combining traditional Ausseer building culture with the elegance of the Gründerzeit era. Original preserved wooden box windows, artistic stained glass windows, historic tiled stoves, coffered ceilings, and surrounding verandas testify to the highest craftsmanship.
During a monument-appropriate general renovation, the villa was carefully restored and in 2008 was awarded the emblem of the state of Styria for its exemplary restoration.
The manor house offers three spacious salons, four light-filled veranda rooms, and seven bedrooms each with its own bathroom. A sauna with park views, an atmospheric vaulted cellar, and an idyllic garden pavilion create additional retreats.
Villa Leon impresses not through staging but through its history, authenticity, and timeless elegance. It is much more than an extraordinary property—it is a historic refuge in the heart of the Salzkammergut and a valuable investment in a future where nature, water, tranquility, and permanence are among the most precious assets.
Historic Elegance – Timeless Quality of Life. Some places never lose their appeal.
For more than two centuries, the Ausseerland has been one of Austria’s most sought-after retreats. During the golden age of the Sommerfrische—when affluent families escaped the cities for the summer—the unique combination of crystal-clear lakes, majestic mountains, and a healthy alpine climate attracted artists, entrepreneurs, and distinguished public figures alike. What was once an exclusive sanctuary is more relevant today than ever before.
Nestled in the heart of the Styrian Salzkammergut, at the geographical center of Austria, the Ausseerland offers a quality of life that has become increasingly rare: - Pure mountain air - Exceptional water quality - Pleasantly cool summer nights - An unspoiled natural landscape
In an era marked by rising temperatures and growing water scarcity, these qualities have become more valuable than ever.
The surrounding region offers year-round recreation: - In winter: perfect conditions for skiing, ski touring, and cross-country skiing - From spring through autumn: extensive hiking trails and a leisurely 9-hole round at the nearby Golf Club Ausseerland invite you to embrace the outdoors.
Perched on a sunny west-facing plateau in one of Bad Aussee’s most prestigious residential locations, Villa Leon is set within approximately 4,000 square meters of beautifully landscaped parkland, enjoying breathtaking views extending to the Dachstein massif.
