Ref. COR396
The main entrance leads into a spacious kitchen-diner, organised around a central island: this is where the day begins, with a rear door opening directly onto the olive grove and raised vegetable beds. Beyond a small utility room, a short corridor leads to the living room, which is both spacious and cosy, where a stone fireplace with a wood-burning stove and a brick arch form the centrepiece of the room. A skylight brings in light from above even when the shutters are closed to keep out the heat, and several windows look out onto the garden and the olive trees, whilst a door opens onto the terrace. Adjacent to this, a second, quieter sitting room features large folding doors opening onto the terrace and the swimming pool, so that in summer the interior and exterior merge into a single space.
The bedrooms
On the ground floor, beyond the living room, lies the master bedroom, bright and airy beneath beautiful wooden beams, with a built-in wardrobe and a modern en-suite bathroom with a shower, both featuring underfloor heating. A stone staircase leads from the kitchen to the upper floor, where two double bedrooms are illuminated by whitewashed beams, which enhance the light and the sense of space. One of these opens onto a terracotta terrace overlooking the Val di Chiana, the ideal spot to watch the sun set over the valley. The floor is completed by a small room, which can be used as a single bedroom or a study, and a bathroom with a bath and separate shower. The upper floor has radiators that can be controlled independently of those on the ground floor.
The basement
Beneath the house, a two-room basement offers additional space: the larger room, with built-in cupboards, is ideal for use as a gym, games room or cinema room, whilst the smaller room is a cool, quiet wine cellar.
The terrace, garden and swimming pool
A spacious terrace stretches along the front of the house, accessible from the living rooms and the kitchen, shaded by a pergola over which wisteria and jasmine have grown to form a green canopy: in summer, it is the perfect spot for al fresco dining, amidst the scent of flowers and views over the valley. In front lies a lawned garden, with two flowerbeds of rosemary, lavender and gaura flanking the entrance, all served by an automatic irrigation system. A few metres from the house, sheltered by a now-tall hedge, the 10 x 5 m rectangular swimming pool, with an automatic dosing and filtration system, is surrounded by a sunbathing area and a wooden gazebo that provides shade during the hottest hours of the day.
The olive grove and the water
The rear of the property is occupied by a mature olive grove of around 55 trees, which in autumn brings with it the ritual of the harvest and the production of fresh olive oil. Amongst the olive trees grow a fig tree, a cherry tree and an apricot tree, alongside two raised vegetable beds. In the upper part of the olive grove, a well supplies water to the house and garden via an underground cistern. The property is fully fenced, with ample parking in front of the house, a covered parking space and, at the far end of the plot, a utility room housing the boiler and a storage area.
Between Tuscany and Umbria
The local amenities and Camucia railway station are just a few minutes away. The border with Umbria is nearby and Lake Trasimeno is easily accessible, whilst Arezzo and Perugia are less than 40 minutes’ drive away. Rome and Pisa airports are about two and a half hours’ drive away and can also be reached by train from Camucia.
