On the hills of Arezzo, in a very panoramic position overlooking the countryside and the historic center of the city, renovated farmhouse for sale. The property (over 440 sqm) has been completely renovated and converted into an elegant private home with 3 bedrooms and private garage. The 7,000-sqm park surrounding the house houses a tennis court and many nooks and crannies in which to relax outdoors.

The origin of the building could be traced, according to some sources, to a medieval refreshment for pilgrims who chose the Arezzo route to reach the Verna Sanctuary from Assisi, following in the footsteps of St. Francis.

Basic services are available in the nearby village (5km; 10’) while the historic center of Arezzo is just a 15’ drive away. From Arezzo it is then easy to take the A1 highway to Florence in just over an hour.

DESCRIPTION OF THE BUILDINGS
The farmhouse (314 sqm – 3,379 sqm, 3 bedrooms and 2 bathrooms) is distributed on two floors and is articulated in such a way as to offer excellent livability of both indoor and outdoor spaces:
• Ground floor: entrance hall, large living room with fireplace, dining room, kitchen and utility room;
• First floor: living/relax area with fireplace and large veranda (obtained by closing with glass windows an old loggia) with panoramic views, three bedrooms and two bathrooms.

The elevation where the main entrance is located has western exposure with a splendid view of the sunsets that set the valley ablaze. The building retains its charm as a Tuscan stone house, but recent renovation has given this villa a unique elegance.

The house then has two porches: the one on the north side, which allows you to enjoy the outdoor spaces even in the height of summer, and the one on the southeast side (where there is a wood-burning oven) that connects the house with the large garage (100 sqm) and the cellar, obtained in a portion of the garage itself. Near the garage is also the entrance to the central heating plant room, where a pellet boiler is installed. A portion above the garage has been arranged as a terrace, an additional area equipped to enjoy the outdoor spaces from an elevated position.

EXTERIOR
The 7,000-sqm park surrounding the villa is well maintained and full of ornamental plants and expertly placed trees. The solid fence, partly made of masonry, offers the privacy needed to enjoy the intimacy of the dwelling and the beauty of the surrounding places. Within the park there is a tennis/football court with attached changing rooms and services (32 sqm – 344 sqft).

In the square in front of the garage there is an 18,000-liter underground cistern for rainwater recovery.

Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared dreams and aspirations, they married in 1999 and are today parents of three children. In 2004, driven by their passion for their native land, art, and beauty, they chose the historic heart of Tuscany – the charming village of Anghiari – as the birthplace of a project that already carried the warmth of home: Romolini Immobiliare. A story founded on courage, dedication, and profound values that, paired with their vision, quickly earned them recognition within both the national and international real estate markets. In 2008, an important achievement further strengthened their reputation: Romolini Immobiliare was appointed exclusive affiliate of Christie’s International Real Estate, the world’s most prestigious name in luxury real estate – a testament to their authenticity and unwavering commitment. Romolini, however, is more than a business: it is a family. Those who have joined Riccardo and Marta in this endeavor were welcomed for their human qualities, integrity, and outstanding professionalism, becoming not just exceptional team members, but part of a greater family. Each brings a unique approach, a personal style, and a shared dedication to the values that have always defined Romolini. In 2020, Danilo, their eldest son, chose to join the company. Having grown up amid the dreams and challenges of the family business, he brought a visionary spirit and a profound love for beauty. Danilo pioneered a new way of presenting properties in Italy, creating emotional and engaging video narratives that captivate and inspire. With his contribution, Romolini Immobiliare embraced a new chapter. A refined approach to communication, an even greater attention to detail, and a client-centered philosophy have established the company as a leading figure in the luxury real estate sector. Romolini is not just a name. It is a legacy. It is a family dream brought to life. It is a journey that moves forward with passion and purpose.
