In the Tuscan countryside, not far from Arezzo, this Agriturismo is made up of several restored buildings for a total of 16 bedrooms, 16 bathrooms, a restaurant and a wellness center. The surrounding 23 ha of land houses 300 olive trees (producing up to 150 liters of oil per year), a chestnut grove, ample open surfaces to relax and an Infinity pool. The estate is energetically independent (95%) thanks to solar panels and firewood boiler. The nearby village (3km; 5’) offers a few services (pharmacy, restaurants) but to have a full selection one must move to Arezzo (15km; 20’) where there are supermarkets, banks and post offices if needed. The other art cities of Tuscany (Florence, Siena, Montepulciano, San Gimignano) can all be reached in less than two hours. The closest airport is Perugia (81km; 1h 5’) but the terminals in Florence, Pisa, Bologna and Rome are equally easy to reach.
DESCRIPTION OF THE BUILDINGS The main farmhouse houses on the ground florr a reception, a bar, two restaurant halls (50 seats), an ample sitting room with fireplace, bathroom and a few storage rooms and cellars. The rest of the building (two more floors) are mostly reserved for guests for a total of 9 bedrooms with private bathroom and 4 apartments totaling over 30 beds. The building also houses the owners’ apartment, laid over two floors as follows: - First floor: entrance hall, office, living room with fireplace, kitchen and bathroom/laundry; - Second floor: three bedrooms and two bathrooms. The whole building has been finely restored preserving its main features unaltered such as stone walls, terracotta floors, stone fireplace and wooden beams.
Not far from the farmhouse is located a restored rustic annex (40 sqm – 430 sqft) currently used as a reading room and relax area for the guests.
The last building is an old agricultural warehouse, recently restored and converted into a cozy wellness center for the guests: here we can find a Finnish sauna, whirlwind tub, Turkish bath, emotional shower with aroma- and chromotherapy, relax area with tea corner and a massage room.
The property is energetically independent (95%) thanks to the installation of a photovoltaic system for electricity (26 kW both supplying the building and sending energy directly back to the network for a yearly income of roughly € 13,000), a firewood ETA boiler (60 kcal) a solar thermal system (50 sqm, installed in 2018). The boiler is located in an independent technical room with a shed offering shelter for firewood.
Two parking lots covered with canopied allow sheltering cars and other vehicles if needed.
EXTERIORS The property covers a total surface of roughly 23.0 hectares (56.8 acres). A 3.0-ha olive grove (approximately 300 trees) allows producing up to 900 kg of olives per year (processed into 150 liters of EVO). Following up we find a chestnut grove (3.0 ha) and over 5,000 sqm of vegetable and fruit gardens. The farm has been awarded organic certification. The pinewood surrounding the property is dotted with tables, benches and wooden gazebos, also offering a cute playground for the younglings. Gardens are all equipped with an irrigation system.
The garden of the property, fitted with an irrigation system, also houses the 16 × 8 m Infinity swimming pool. The basin is equipped with salt depuration system, filtering system with pH control, heating and robot for automated cleaning.

Riccardo and Marta met during their high school years. Since then, their paths have never parted. United by shared dreams and aspirations, they married in 1999 and are today parents of three children. In 2004, driven by their passion for their native land, art, and beauty, they chose the historic heart of Tuscany – the charming village of Anghiari – as the birthplace of a project that already carried the warmth of home: Romolini Immobiliare. A story founded on courage, dedication, and profound values that, paired with their vision, quickly earned them recognition within both the national and international real estate markets. In 2008, an important achievement further strengthened their reputation: Romolini Immobiliare was appointed exclusive affiliate of Christie’s International Real Estate, the world’s most prestigious name in luxury real estate – a testament to their authenticity and unwavering commitment. Romolini, however, is more than a business: it is a family. Those who have joined Riccardo and Marta in this endeavor were welcomed for their human qualities, integrity, and outstanding professionalism, becoming not just exceptional team members, but part of a greater family. Each brings a unique approach, a personal style, and a shared dedication to the values that have always defined Romolini. In 2020, Danilo, their eldest son, chose to join the company. Having grown up amid the dreams and challenges of the family business, he brought a visionary spirit and a profound love for beauty. Danilo pioneered a new way of presenting properties in Italy, creating emotional and engaging video narratives that captivate and inspire. With his contribution, Romolini Immobiliare embraced a new chapter. A refined approach to communication, an even greater attention to detail, and a client-centered philosophy have established the company as a leading figure in the luxury real estate sector. Romolini is not just a name. It is a legacy. It is a family dream brought to life. It is a journey that moves forward with passion and purpose.
