Hidden from view, at the end of a dead-end lane overlooking Antibes, this villa reveals what the most demanding buyers are looking for: peace, privacy, sunshine, and a real sense of space.
Facing south, it enjoys an unobstructed view of the hills, surrounding vegetation, and a glimpse of the sea. Here, days are spent outdoors: from the first coffee on the terrace to long summer evenings around the pool, in a flat and generous Mediterranean garden planted with olive trees, fruit trees, and local species.
The house develops approximately 180 m² and is organized on three levels. The bright reception areas include a living room, a dining room, and an American kitchen, all open with large sliding glass doors onto a covered terrace. Four bedrooms, including one ground-floor suite, comfortably accommodate family and guests; a half-basement bedroom with natural light also offers great flexibility of use.
The property is sound, functional, and already full of charm. It especially presents exceptional modernization potential: a rare opportunity to create a contemporary and deeply personal residence, in a quiet address where view, tranquility, and privacy are already combined.
Just a few minutes from shops, beaches, downtown Antibes, highway access, and the airport, this villa offers a valuable balance between privacy and everyday convenience. Information on the risks to which this property is exposed is available on the Géorisques website: https://www.georisques.gouv.fr/
Antibes occupies a singular position on the Côte d’Azur, sitting between Nice and Cannes on a limestone promontory that has drawn settlers since the ancient Greeks founded Antipolis here. The old town, enclosed by Vauban’s 17th-century sea walls, gives the city a density of history that its neighbours lack. The Cap d’Antibes to the south remains one of the most coveted addresses in France, while the heights above the city offer commanding views across the Baie des Anges toward the Alps.
Daily life in Antibes centres on the Marché Provençal on Cours Masséna, open every morning except Monday. The old port supports a strong restaurant scene, with Le Vauban and La Taverne du Safranier among the established addresses. Juan-les-Pins, immediately adjacent, provides beach clubs and a marina within a short drive.
Antibes is served by its own SNCF station with frequent TER services to Nice in around 25 minutes and Cannes in under 15 minutes. The TGV connects at Nice-Ville to Paris in approximately five and a half hours. Nice Côte d’Azur International Airport is roughly 20 kilometres away, accessible in 20 to 30 minutes by car or via a direct bus service, and operates routes across Europe and beyond.

The agency was created in 1925, and specializes primarily in the Cap d’Antibes real estate market for luxury villa sales and rentals. The agency will propose the highest number of properties for sale on the Cap d’Antibes, French Riviera. Most of these houses have a sea view, some with a swimming pool and a large land, and others with seafront houses. The agency is specialized for those who have decided to buy a property in this area, consequently each villa for sale on the Cap d’Antibes has a good chance to be promoted by our company.
Located between Juan-les-Pins and Antibes, Cap d’Antibes is the area with many luxurious properties, protected from view by a lush green setting. If this reduces the space accessible to the public on this special course, it also helped to preserve this place of urbanization, retaining all the charm of the pine forest. Many properties and luxury hotels occupy the space of this peninsula, making it somewhat inaccessible. At the southern end of the Cap, the Eden Roc Hotel, built in 1870 on a plot of 8 hectares, is one of the most luxurious in the world and was the first hotel on the French Riviera to open in summer.
