With an extensive waterfrontage and beach, Mooney Bay Estate is the only privately owned freehold estate property with frontage to North Sound and not forming part of a sub-division. It is also one of the largest privately held estate properties in the BVI at over 22 acres of land.

Road access to the property would be possible at this point with the relevant permissions. There is a barge ramp on the property adjacent to the dock.

Dock Development : As part of the development of the property, the owners have obtained full planning consent for the reconstruction of the original dock and an extension giving a total length of 208 feet with an arm of 120 feet. The water depth at the end of the dock extension is around 16 feet.

 

Existing Improvements : Development of Mooney Bay Estate has been restricted to the beachfront area which comprises flat land rising no more than a few feet above sea level leaving the remainder of the property and hillside undeveloped. The property has been developed with a seven-bedroom main villa, a manager’s cottage and a tennis court above a substantial cistern. These improvements have been cleared of storm debris but remain in an unrepaired state following hurricane damage.
