The region of Vallgornera and Cala Pi in the south of Mallorca is known for its picturesque coastline and sought-after plots on the seafront.

However, there is currently a moratorium on new building permits due to the lack of sewage infrastructure and the challenge of protecting the underground cave systems, particularly the Cova des Pas de Vallgornera. The municipality of Llucmajor is currently working on plans to build a sewage system to solve this problem. Once this infrastructure is improved, the current restrictions could be lifted.

Despite the current restrictions, plots of land offer significant investment potential, particularly in terms of size and frontline sea views. Such locations are extremely rare in Mallorca and therefore particularly valuable. Investors who invest in such plots now could benefit from significant increases in value in the future, especially once the infrastructure projects are completed and new building permits are granted.
