A handsome Grade II Listed attached period property in wonderful, mature gardens of just under 0.5 of an acre.

The Grove is an elegant, attached Regency property believed to date back to 1825. The property presents attractive brick elevations under a slate roof, with the accommodation arranged over three floors extending to 2,337 sq ft. The property was built by the Packard family. Sir Edward Packard developed a major artificial fertilizing industry in Suffolk in the 19th Century. The property used to be one but is understood to have been divided into three residential units back in the 1920s.

Of note is the fantastic former ballroom, with wonderful bay window overlooking the rear garden, featuring an impressive fireplace with marble surround. The ground floor accommodation also comprises sitting room, kitchen, utility room, shower room and hall. From the tiled hall the staircase (useful understairs cupboard) leads up to a landing where access is given to a bedroom and bathroom. An extra flight of stairs allows access to the principal bedroom with en suite shower room ether there is also an additional fabulous double bedroom. All the first-floor bedrooms have impressive ceiling heights.

From the first floor landing another staircase leads up to the second floor where access is given to a further bedroom and loft room/office.

OUTSIDE

The Grove is approached via a pair of remotely operated wooden gates leading to a large parking area for several cars. Access from here is given to the former stables and attached garage (part of this building is in a state of disrepair) but does offer huge potential, subject to the necessary consent, to convert to an annex or such like. A wonderful high laurel hedge divides the parking area from the attractive rear garden, which is predominantly laid to lawn with a fabulous beech tree, further mature trees and shrubs. To one side is a high red brick wall with fencing on the other. At the far end of the garden is a useful shed, greenhouse and brick-built pergola with feature pond in the middle.

LOCATION

The Grove is situated on Paper Mill Lane on the outskirts of the village of Bramford. Bramford is a service village with primary and preschool, a shop and post office, public house and pharmacy. There is also a useful village hall which holds regular events including bowls, tennis, history club, WI scouts and football club. With its prime location, this property offers easy access to Ipswich which provides further amenities, well regarded private and public schools and transport links, ensuring both convenience and connectivity. (Ipswich to London Liverpool Street – 70 minutes).
