Herdade das Várzeas Estate spans slightly over 40 hectares and holds significant historical and heritage value. It is located near Torres Novas, in the Ribatejo region, approximately one hour from Lisbon and only 25 km from the city of Fátima. The A23 motorway and the ’Torres Shopping’ center are also very close to the estate.

The property features two flat lowland areas (várzeas), composed of fertile soil, ideally suited for irrigated crops, with over 20 hectares of cultivable land. It also includes olive trees, vineyards, pine trees, eucalyptus, fig trees, and other fruit trees (pear, orange, lime).

The Manor House, all on one floor, covers an area of 242 m² and is full of charm, with high ceilings and very spacious rooms. It requires significant renovation and maintenance works, especially related to the floors, ceilings, painting, roof, as well as updates to the electrical and water systems. However, for tourism purposes, an urban development area can be established. According to the Torres Novas Municipal Master Plan (PDM), for plots of 10,000 m² or more designated for tourist developments, the following urban parameters apply:

Minimum plot area: 10,000 m²

Land occupation index: less than 30% of the total plot area

Maximum number of above-ground floors: 2

This estate offers strong potential for tourism development, while also being highly suited for agriculture, especially irrigated crops. Its proximity to major highways, Santarém, and Lisbon gives the property substantial real estate value.
