Villa Litha occupies a privileged position on the western side of Tinos, overlooking Agios Petros Beach and Kalivia Bay with uninterrupted south-western views across the Aegean. Currently under construction and scheduled for completion before summer 2026, the residence has been conceived as a natural extension of the landscape, following the contours of the hillside through a composition of low volumes, natural stone and planted terraces. Rather than standing apart from its surroundings, the architecture is designed to settle quietly into the terrain, responding to the scale, colours and character of the island.

Set within a private estate of 7,400 sqm (79,653 sq.ft.), the property unfolds across a series of interconnected indoor and outdoor spaces arranged to maximise privacy, shelter and sea views. The approach is deliberately understated, with the house emerging gradually from the hillside rather than revealing itself all at once. From its elevated position, the coastline opens towards the horizon, while the surrounding landscape creates a strong sense of seclusion.

The principal living areas are organised around the sea, with a restrained architectural language that emphasises proportion, natural materials and light. Full-height openings frame the views and create a direct relationship between the interior spaces and the terraces beyond.
