Built in the 1970s in a sought-after residential neighborhood on the heights of Théoule-sur-Mer, this California-inspired villa by Eugène Lizero sits on a large wooded plot and offers breathtaking views of the entire Bay of Cannes. The entrance, marked by an original wooden pivot door, opens onto a sculptural spiral staircase finished in wood and wrought iron, featuring a light fixture at its core. This bright, open space is also distinguished by its red Iranian travertine flooring. The ground floor includes a bedroom overlooking the garden, a laundry room equipped with a washbasin, a shower room with separate toilets, and ample storage. This level also houses a garage that can be converted into a large suite, as well as a boiler room. Upstairs, a hall illuminated by a skylight leads to an independent kitchen and a spacious living room. The living room features a stone fireplace and opens widely onto a long balcony and the outdoors. Large glass doors frame an exceptional panorama: the Bay of Cannes, the Southern Alps, and the red rocks of the Estérel. The independent kitchen also provides access to the terrace, and the hall leads to a dressing area and separate toilets. The sleeping area consists of three bedrooms: a suite with a shower room, plus two additional bedrooms, one of which has direct access to the terrace. These two bedrooms share a bathroom illuminated by a skylight and finished with travertine. The exterior and mostly flat wooded grounds offer several terrace areas, four parking boxes, and Mediterranean vegetation. This villa embodies a Mediterranean interpretation of 1960s California residential architecture, combining strong horizontal lines, visual openings, and continuity between indoor and outdoor spaces. Natural light plays a central role: circular skylights, generous glass doors, and vertical and horizontal transparency effects animate the spaces. The materials, chosen for their uniqueness, reflect the bold and creative era on the Côte d’Azur, marked by modern seaside architecture and experimental works in Théoule by Antti Lovag (bubble houses) and Jacques Couëlle with the Port la Galère estate. Cork walls, red Iranian travertine floors, glass blocks, façade screens, as well as the stone fireplace and original wooden pivot door, create a spatial and sensory experience. The villa has retained much of its original features but requires renovation to restore and highlight these remarkable elements. A building permit has been obtained for a renovation project including the villa, the creation of a swimming pool, and the construction of a second 150 m² house with independent access and pool.
