Théoule-sur-Mer occupies a privileged position on the Corniche de l’Esterel, where the rust-red porphyry rock of the Massif de l’Esterel meets the Golfe de la Napoule. The town sits at the western edge of the Côte d’Azur, separated from the built-up Riviera corridor by a protected natural park that has kept development deliberately limited. The result is a coastline of exceptional clarity, with small calanques and pine-covered headlands that distinguish it sharply from the more urbanised stretches to the east.
The village centre offers a covered market, a handful of waterfront restaurants including Le Calanque, and direct beach access. Cannes, with its full range of dining, retail, and cultural infrastructure including the Palais des Festivals, is approximately 20 kilometres east. Mandelieu-la-Napoule, with its marina and supermarkets, is a five-minute drive.
Cannes train station connects to Nice, Monaco, and Marseille via TGV and regional rail, and is reachable from Théoule in under 30 minutes by car. Nice Côte d’Azur International Airport, the second busiest in France with direct routes to most European capitals and several intercontinental destinations, is approximately 45 minutes by road. The A8 motorway provides straightforward access to the wider region.
