The ensemble consists of two late-medieval Hanseatic buildings, historically serving distinct clerical functions, forming a discreet, inward-oriented micro-compound with two private inner courtyards and a historic garden house at the rear. In the context of the Old Town, such spatial privacy and depth of plot are virtually non-existent, making this one of the few addresses where seclusion and monumentality coexist.

The principal residence represents a rare typological exception in Tallinn: a reversed diele–dornse layout, with the formal heated living room facing the street and the ceremonial hall positioned toward the courtyard. This inversion, preserved and restored rather than “corrected”, is precisely the kind of architectural anomaly that matters to serious collectors. It speaks of status, hierarchy and urban logic of its time.

The interior is not a reinterpretation, but a continuation. Medieval stone staircases, baroque painted beam ceilings with acanthus ornament, original portals, hypocaust traces and historic room proportions have been conserved with academic precision. Later layers were not stripped for effect, but studied, stabilised and integrated. Where replacement was unavoidable, it was executed with restraint and historical intelligence, never pastiche.

Contemporary interventions are present, but deliberately secondary. Modern kitchen, bathrooms, climate and wellness functions have been located in the less historically sensitive courtyard wings, allowing the principal rooms to retain their original hierarchy and atmosphere. The attic, formerly a storage level, has been transformed into a discreet private retreat with cinema, steam sauna and auxiliary kitchen, all inserted without disturbing the exposed medieval roof structure.

This is not a “renovated” house. It is a house that has been conserved into relevance.

Every corner has been addressed, every junction resolved, every layer understood before being touched. Materials were chosen for longevity, not fashion; proportions respected, not reinterpreted; comfort introduced without visual noise. In a city where history is often cosmetic, this residence stands apart for its depth of authenticity and the intellectual rigour of its restoration.

Two generous private courtyards, serving both historic buildings, complete the composition. In the Old Town context, where outdoor space is typically symbolic at best, such enclosed, usable, and secluded exterior rooms are almost unheard of. Here, they are integral, spatially coherent, and as carefully considered as the interiors themselves.

Courtyard that offer a level of privacy few addresses in the Old Town can claim.
