Some places get owned. This one got kept.

Eighty acres, handed down in the same family through the generations, and every year of that shows up in the ground. The hay meadows still come off on schedule. The fences are standing, perimeter and cross fenced into paddocks. Steel pipe pens sit at the barn with a round pen beside them, built by people who meant to use them. The ponds hold. Ranch roads run back through the timber, and there is a culvert crossing at the draw because somebody took the trouble to put one in.
About half of this place is in mapped floodplain, and that is the half doing the quiet work. It is bottom. The water sits closer to the surface there, and the grass has something to draw on when the Texas heat comes in and the high dry ground gives up. It is timber, cover and water in the same place, which is the country deer travel and bed in. Anybody who hunts knows what that bottom is worth. Pull the FEMA map and the NRCS soil survey and look at it honestly.
Through the middle stands a band of mature hardwood. Tall canopy, real trees. Eighty years of standing still, and it cannot be bought or installed at any price.

Ag exempt. Unincorporated Grayson County, outside Sherman city limits. No MUD. No PID. Rural water co op and on site septic. Paved frontage along the south line. Far enough out that the road noise quits and the stars come back, and State Highway 289 still puts Celina, Prosper and Frisco about 35 minutes down the road.

Land like this turns over and then it is gone again for a while. Whoever gets it is not buying a lot. They are taking over the legacy of the keeping of it.
