Can Rich is an old farmhouse in the centre of Ibiza, owned for generations by a local Ibicenco family. In 2025, Blakstad has brought it into a new chapter: restoring original architecture, enlarging light-filled spaces, and blending heritage with luxury living. South-west facing, it sits on a large plot framed by olive and citrus trees, with campo views at ground level and rare upper-floor views toward Dalt Vila and the sea.
Picture early mornings walking into Santa Gertrudis for a coffee, afternoons gardening among olive trees, evenings cooking together then gathering on the terrace under stars. Here, mountain biking and hiking are weekend rituals. Winters are lived as deeply as summers. It’s a home where nature, family, and calm rhythms matter as much as architecture and design.
Inside, old meets new with intention. Original stone walls and traditional sabina beams stay, while windows and doors are enlarged to bring in light. Rooms flow naturally: generous living and dining spaces, a kitchen built for shared meals, multiple reception areas. The bedrooms are private and bright. Upstairs features a room with views across to Dalt Vila and glimpses of the sea — rare for a home in this central location.
The plot is generous and beautiful: mature olive groves, citrus trees, terraces that feel settled and private. Outdoors, you’ll find space to grow things, to dine, to wander.
The southwest orientation gives long evenings, sunsets that linger. All of this while being only a 25-minute walk (or 10-minute bike ride) into Santa Gertrudis, so the village is never far.
Santa Gertrudis de Fruitera sits at the geographic heart of Ibiza, a whitewashed village surrounded by agricultural land that has retained its character precisely because it was never absorbed into the island’s resort economy. The surrounding campo is defined by dry-stone walls, ancient olive groves, and traditional fincas, many of which have been restored by the Blakstad architectural practice whose work has shaped the aesthetic identity of rural Ibiza for decades. This is the part of the island where year-round residents choose to live.
Santa Gertrudis village is a ten-minute bike ride away and offers Bar Costa, a long-standing local institution, alongside Balafia restaurant and a small weekly market. Ibiza Town is approximately 15 minutes by car. The beaches of the north, including Cala Deià and Benirras, are reachable in under 20 minutes. Santa Eularia des Riu, the nearest coastal town, is around 10 minutes by car.
Ibiza Airport is approximately 20 minutes by car from Santa Gertrudis, with direct flights to most major European cities and seasonal connections to long-haul hubs. The island has no rail network, so a car is essential for daily life. Ferry services from Ibiza Town connect to Barcelona, Valencia, and Palma de Mallorca, with crossings ranging from two and a half to eight hours depending on the route and vessel type.

We are Charles Marlow, an independent estate agency with an office in the stunning village of Deia on the West Coast of Mallorca and Ibiza. There is an art to everything. Whether it is decorating the ceiling of the Sistine Chapel, ironing a shirt or selling a property in the Balearics. Each can be a stand-alone work of art to proud of, if done with the right level of passion and care. What really interests us is the “what” that makes one thing a masterpiece and something else, seemingly very similar, ordinary by comparison. It is this interest that underpins our approach to estate agency and makes us seek to master the art of every aspect of what we do so that we can deliver an exceptional service to our clients and personal growth to every member of the Charles Marlow team. If you are interested in buying or selling a property in the Balearics or just interested in some of our recommendations on the area for an upcoming visit, please get in touch. We would love to hear from you.
