A note from us about Penthouse 1, South Tower, Mayamar.

This is the top of the building. PH1 sits on Mayamar’s penthouse level in the South Tower, above the thirteenth floor, in Amapas — the hillside directly over Puerto Vallarta’s Romantic Zone. It is 240 m2, 2,584 square feet: two bedrooms plus a flex room, three full bathrooms, and a wide private terrace with Banderas Bay in front of it and nothing built above.

We want to be straight with you about what that word means here, because it is used loosely in this market. Mayamar has a designated penthouse level and this is on it. The residences on thirteen are not penthouses, they are high floors. PH1 is the real thing: the last floor of the South Tower, with the rooftop amenity deck immediately above rather than eleven floors up.

What you get inside is a proper two-bedroom rather than a large one-bedroom pretending. Both bedrooms take a king and both are en suite, and there is still a third full bathroom for guests — the specification that quietly decides whether people staying with you is a pleasure or a scheduling problem. The flex room takes a desk, a media wall, or a third bed at Christmas. Living, dining and kitchen open together through glass onto the terrace, finished in marble underfoot, quartz counters and Rosamorada hardwood cabinetry, a Mexican tropical hardwood chosen for the depth of its grain.

The terrace is where you will actually live. That is not a line — in this bay the covered outdoor space is the room that gets used, on most days of the year, and buildings here are drawn around that rather than in spite of it. At penthouse level, with the bay open west and the Sierra Madre standing up green behind, it is also the reason to take this residence rather than one four floors down.

One flight above you is the roof: an infinity pool with panoramic bay views, private cabanas, a pool bar, a jacuzzi, a sun roof and a lounge chair area. Below, a wellness suite with sauna, steam room and rain shower, and a fitness centre with natural light and jungle views. The building runs 24-hour reception and security, a gated entry, private elevator access, underground parking with private storage, and a tropical garden. Mayamar is pet friendly throughout, which in Puerto Vallarta is a shorter list than it ought to be.

Amapas is the reason all of it holds. Five minutes on foot down to the sand and to Los Muertos Pier. Ten to the restaurants, galleries and Saturday markets of Old Town. Twenty by car to Puerto Vallarta International Airport, with direct service to more than thirty cities across the United States and Canada. The hillside is close to built out and there is no more of it to release.
