ACQUA

A luxury multi-family residential building minimizes its presence next to the Atlantic Ocean by moving away from the beach in a staggered manner with a series of large private terraces, each with a 20-meter-long infinity pool and sea views.

The Acqua Building is a six-story residential complex overlooking the South Atlantic Ocean in the coastal resort of Punta del Este, Uruguay. Located next to the main coastal highway, this L-shaped building with 34 residential units adapts to an irregular terrain in a sensitive environment and presents a level of construction quality and architectural sophistication unprecedented in the Uruguayan luxury housing market. The complex steps back from the beach in steps, with its overlapping floors cascading, each with an infinity pool at the edge of its terrace. Since it is impossible to determine the scale of each infinity pool in relation to the ocean and the horizon, each home aligned with the main axis of the building appears equally close to the water.

The building’s staggered construction not only minimizes the overall volume of the structure as seen from the beach, but also allows for the creation of four ”manor house” apartments and two ”penthouses,” spacious single-story units that include private terraces and infinity pools with a total floor area of between 627 and 841 gross square meters. With the combination of infinity pools that appear to be an extension of the ocean, abundant glass surfaces on the three sides with views of the ocean, and the building’s setbacks that prevent the view of other homes, each ”stately home” unit appears to be an isolated residence.

The building also has other types of housing configurations such as five double-height penthouses and 24 single-story apartments. The living room and dining room typically face the ocean, and the bedrooms, bathrooms, and other private spaces are arranged along the glass exterior wall and face the back and sides of the building, although many of these rooms also have sea views. A series of staggered units, alternatively cantilevered or set back in the building volume, provide dynamism to the exterior and outdoor space for the apartments.

Virtually all rooms have a dressing room and private bathroom. A unique double-slab system offers tenants a lot of flexibility in renovating their apartments, allowing plumbing and other mechanical systems to be relocated without disturbing the neighbors below. Viñoly also designed the interior of the building, choosing the appliances, wall lights, floors, etc.

Running through both wings of the building at ground level, a street leads vehicles to parking spaces located next to the seven elevator cores. It has a gym, spa and an outdoor pool for all residents.
