Prossima Villa Soft Brutalist 4 Br Con Pensione E Giardino Yoga, Aurora Eco Trail

The 4BR with River View is Tabanan Soft-Brutalist Villas’ top-tier release, just 4 villas positioned along the Aurora Eco Trail riverside on the masterplan. 293 m² total area on the largest plots in the project, three floors with the highest spec finishes the developer puts into Tabanan Soft-Brutalist Villas ($4,969 per m², roughly 50% above the 2BR per-square-metre price). Layout adds a customisable guest house alongside the staff module, designed for extended-family use or as a dedicated STR income unit running on its own occupancy curve. River-view orientation drives the highest daily rental rate in the project. Same Pink Zone tourism tenure: up to 45-year leasehold. Developer-projected ROI runs 10-12% initial yield, 13-16% average over the leasehold. Managed by international hotel operator Dusit (LOI signed, hotel operator launch targeted Q3 2027), with 24/7 concierge by The Sincura Group. From $1,456,000, completion Q2 2027.
