In the heart of a preserved 60-hectare environment in the Corbières, near Narbonne and the major wine-growing regions of the Aude, this unique heritage estate is set in an iconic landscape of scrubland, vineyards, and historical heritage.
This estate combines the privacy of the location, architectural richness, and a privileged, strategic position, bringing together ideal conditions for developing a nationally and internationally oriented destination project.
Originally a Cistercian barn turned fortified farm, then a Benedictine monastery and abbey, this site reflects several centuries of history, showcasing remarkable architectural diversity with elements dating back to the 12th century. Organized around a central courtyard, the complex includes a cloister, chapel, former monastic cells, stables, wine cellar, barns, and various buildings, complemented by numerous outbuildings. Some parts are protected as Historic Monuments, giving the estate a heritage value of rare authenticity.
Spanning nearly 7,700 m² of built space, the estate currently offers vast rehabilitation possibilities within a preserved domain where 60 hectares of farmland—including 3 hectares of vineyards (Syrah grape variety)—and a large wooded park create an open rural landscape, shaped by the seasons and crops.
The character of the estate is extended by an agroecological approach initiated in 2021, making soil regeneration, organic farming, and biodiversity preservation the foundations of a new agricultural dynamic.
Supported by the presence of vineyards and the wine identity of the Corbières, this approach also opens an oenotourism dimension, perfectly in tune with the spirit of the place.
Several studies have explored various rehabilitation and development possibilities for the site, including: - Creation of a hotel with spa and wellness area accommodating over 100 rooms - A restaurant with a capacity of 200 people
The layout also allows for hosting seminars and developing activities dedicated to education, culture, and events.
The local urban plan has been revised to accommodate all these activities, as well as artistic events, conferences, and training sessions. This plan is supported by a development permit allowing adjustments to facades and roofs in areas not listed as historic monuments, the possibility to build an additional 1,700 m² in the agricultural zone, creation of a 150-space parking lot, and installation of a 500 kWc photovoltaic unit.
Located at the crossroads of Montpellier, Toulouse, and Perpignan, this former abbey castle combines heritage, nature, viticulture, and agroecology, offering a rare setting to imagine a new destination in the heart of the Corbières. Hospitality, wellness center, gastronomy, culture, seminars, or events can all find a fitting home in this historic place, where architectural heritage meets a contemporary vision of the territory.
