The site was home to Brusstar’s Christmas Tree Farm widely regarded as Napa’s last remaining cut-your-own farm a living remnant of the valley’s quieter, pre-boom era defined by family stewardship, continuity of ownership, and deep respect for the land. Warren Brusstar, a former Major League Baseball player and member of the 1980 World Series-winning Philadelphia Phillies, later inducted into the Napa Valley College Athletic Hall of Fame in 2011, adds a distinctly human dimension to a provenance already rich in meaning. Equally significant is the property’s documented architectural lineage. In the late 1950s, the landscape was designed by Thomas D. Church widely regarded as the father of modern California landscape architecture and the defining voice of California’s indoor-outdoor living ethos. The Brusstar project is formally recorded in the Thomas D. Church Collection at UC Berkeley’s Environmental Design Archives, with original drawings and manuscripts preserved. Verified Church landscapes in private hands are extraordinarily rare, and in Napa Valley, virtually nonexistent. The original main residence has been removed. What remains a detached studio with kitchen and bath, a garage, and a built-in pool set among redwoods and bordered by a seasonal creek offers a compelling and practical foundation.
