Attico Duplex Ultra Lussuoso A Ocean Terrace Miami Beach

Miami Beach has little oceanfront land left to build on. Ocean Terrace Holdings and Witkoff assembled one of the last full blocks in North Beach, five acres facing 350 feet of Atlantic frontage, and are building two towers that will hold a combined 76 residences.

Near the top of the taller tower, a 20 story building, sits Penthouse 22 North. This duplex spans 6,323 square feet in total, including 5,144 square feet of interior living space and a 1,179 square foot terrace. It carries five or more bedrooms and seven and a half bathrooms across its two floors.

Interiors throughout the building were designed by Robert A. M. Stern Architects, the New York firm behind numerous towers on Park Avenue and Fifth Avenue, working here for the first time directly on the water. RAMSA partner Paul Whalen has described the look as blending ”Art Deco and Miami Modern.” Kitchens carry custom white oak cabinetry and a honed white marble island, and primary bathrooms are finished in vein cut natural stone with vintage brass fittings. Ceilings run 10 to 10 and a half feet, with 5 inch white oak flooring throughout.

Amenities span roughly 18,000 square feet indoors and 50,000 square feet outdoors, including a 75 foot sunrise pool, a separate sunset pool with a cold plunge and hot tub, an oceanfront fitness center, and a members only club with its own restaurant and spa level. A 5 acre park designed by Raymond Jungles, with a sculpture by French artist Prune Nourry, separates the towers from Collins Avenue. A 42 key hotel operates on site, along with roughly 15,000 square feet of street level retail.
