There is a particular kind of morning this villa is built for, coffee in hand, walking out from the living room onto a terrace that runs the width of the plot, easing into the pool’s in-water loungers before the heat sets in. It is the kind of detail you only understand once you have sat there yourself.

The villa sits in Nueva Andalucía, close enough to reach the golf courses, Puerto Banús, and the beach without needing to think much about the drive. ER Arquitectos designed the architecture, with AALTO Exclusive Design behind the interiors, and it shows in the way stone, glass, and clean lines keep the indoor and outdoor spaces talking to each other rather than competing. Outside, the landscaping leans Mediterranean, palm trees framing the pool and gardens enough to make the plot feel private even at its edges.

Downstairs, a full basement level does the quiet work of a much bigger house: a gym, a bar and lounge for evenings that don’t need to end early, guest rooms for when people stay longer than planned, and a staircase pulling in enough natural light that it doesn’t feel like a basement at all. Five bedrooms and seven bathrooms upstairs give the villa real depth for a family. Outside again, a pergola with a 70 percent adjustable opening turns the terrace into a room of its own, built as much for a long lunch as for cocktails once the sun drops behind the mountains.

If there is one thing to weigh, it is this: the enclosed living space is only a fraction of the total built area, most of the rest given over to terrace, pool, and garden. Anyone dreaming of vast indoor rooms should know the real luxury here lives outside.
