On Fanac Island, a pedestrian and private area set on the Marne River, this 122 m² home offers nearly 189 m² of ground space in the heart of a wooded plot of about 1,400 m².

A unique address, less than a ten-minute walk from the RER A and Rue de Paris, where the bustle of Joinville-le-Pont fades just steps behind lush vegetation.

Attributed to Jacques-Ignace Hittorff, the house is believed to have been designed in 1840 as a boating chalet before adopting its current layout in 1910. Its meulière stone base still tells the story closely linked to the river.

At the tip of the island, the garden now shapes the most precious landscape. Entirely created by its owner, it is arranged in perennial flower beds and offers an almost continuous bloom throughout the seasons. Liquidambars, magnolia, lilac, mock orange, old rose bushes, and bamboo form a dense, structured, and enveloping vegetation. The tallest trees provide the house with rare privacy, with the Marne as the horizon.

From the garden, just a few steps lead directly to the water. Existing rings allow mooring a boat, while canoeing, paddleboarding, and fishing find a natural starting point here.

The veranda, nearly 22 m² and largely open to the garden, is one of the home’s most valuable rooms. The vegetation invites itself into every view, creating a bright space to enjoy and inhabit throughout the seasons.

The living room benefits from openings on two sides and a wood stove that warms the atmosphere. The kitchen, currently separate, can be kept as is or redesigned to create a more contemporary flow with the reception areas.

An additional 8 m² room with a French door opening onto the garden offers an office or a space to be freely interpreted. Separate toilets complete this level.

Upstairs, the main bedroom of nearly 22 m² opens onto four windows facing the garden, the tip of the island, and both riverbanks. Cross lighting accompanies the room throughout the day.

Two additional bedrooms and a bathroom with toilets complete the rest of the floor.

Accessible from the office, the mezzanine offers nearly 66 m² of ground space dedicated to the home’s supplementary uses. It includes a nearly 20 m² room lit by two windows, a shower room, a laundry room, a boiler room, a workshop opening onto the garden, and several storage spaces.

The house underwent significant renovation starting in 2006. The existing veranda was renovated in 2007, the wood stove installed in 2018, followed by a complete overhaul of the roof and rainwater downspouts in 2022. More recently, exterior insulation and facade restoration improved comfort while preserving its architectural character.

Living on Fanac Island means leaving your car on the shore. From the Joinville bridge, stairs and an elevator lead directly to the island. A secure freight elevator, reserved for residents, also facilitates the transport of bikes and cargo bikes.

The city provides island residents with parking space on the quay, especially suited for two-wheelers. The owners also rent a nearby garage, which could be taken over.

An unexpected family home, blending architecture, garden, and water culture, where a sense of being elsewhere coexists with immediate connection to Paris.

RER A Joinville-le-Pont: less than 10 minutes on foot
