209 hectares of vineyard, fynbos and shoreline on Walker Bay, ninety minutes from Cape Town. We are the developer, and we are selling the last architect-ready homesites directly.

The place
Benguela Cove stands at the gateway to Walker Bay, where a working wine farm runs down to the tidal water of the Bot River Lagoon and the Atlantic opens beyond it. Mountains frame it. Sixty-six hectares are under vine. Everything else is fynbos, wetland, shoreline and open ground, and it will stay that way.

The estate was conceived for 120 families across 209 hectares. That was the whole plan, and it is nearly complete. When the last homesites are taken there is no second phase, no densification and nothing further to sell. Benguela Cove is one of the lowest-density estates in South Africa, and the closest to the sea.

It is also not a lifestyle estate arranged around a golf course. It is a farm that people happen to live on. A 750-ton cellar presses fruit grown a few hundred metres from your door. Tractors have right of way in February. The year is set by the vines, not by a management company.

What a year here feels like
Winter is green and loud with water. The lagoon fills, the fynbos takes its rain, and the mountains hold cloud for days.

Spring is the show. The Cape Floral Kingdom is the smallest of the world’s six floral kingdoms, smaller than Ireland, and it holds close to a fifth of all African plant species. Stand in one square metre of fynbos on the estate’s own nature reserve in September and you can count dozens of species. By late summer the same ground looks like a different country. The proteas, ericas and restios keep a staggered calendar, so something is always in flower.

Summer is sunshine, cooled all day by moisture-laden sea winds off the Atlantic. It is what makes the wine work, and it is also why you can sit outside at two in the afternoon in January.

February and March are harvest. Fruit comes in at first light, the cellar runs late, and the whole estate smells of it.

Through all of it the lagoon changes colour hour by hour, and wild horses graze its banks.

What you actually do here
You put a boat in the water from the private slipway and go out onto the lagoon. You walk or cycle the eleven-kilometre trail through vineyard and fynbos. You eat at Moody Lagoon, which is the estate’s restaurant and, for most owners, an extension of their own kitchen on a Sunday. You taste in the lounge with the people who made the wine. Your children and your grandchildren play the eighteen-hole adventure golf and go where they like inside the gates, because the whole estate is secure and manned around the clock.

Hermanus is twenty minutes away, one of the great land-based whale-watching places on earth. Cape Town, with its restaurants, its galleries and its international airport, is ninety minutes.

The rest of the time, nobody bothers you. Most of the people who have built here run serious businesses somewhere else. They come here for the part of life that is not the business.

What ownership includes
An annual allocation of the estate’s internationally awarded wines, from the date of transfer. Private boat-launching rights on the lagoon. The eleven-kilometre trail, Moody Lagoon restaurant, the tasting room and lounge, the shop and gallery, and the adventure golf. Twenty-four-hour gated security across all 209 hectares.

And a conservation estate that costs you nothing to maintain. Benguela Cove is a WWF Conservation Champion inside the UNESCO Kogelberg Biosphere Reserve, fronting a Ramsar-listed wetland of international importance, and certified under the Travelife framework. There is no conservation levy. The work is funded by the wine and hospitality business.

What is protected, and why that matters to a buyer
The lagoon is part of the Bot-Kleinmond Estuarine System, listed under the Ramsar Convention since 2017. The estate lies within the UNESCO Kogelberg Biosphere Reserve. Less than a tenth of the Western Cape’s original lowland fynbos survives anywhere, and a meaningful piece of what remains is here, actively managed.

The practical consequence for an owner is simple. The view cannot be built out. Not by us, not by a neighbour, not by a future developer. You are buying a horizon as well as a plot.

Buying, and building
Homesites are sold subject to VAT at fifteen per cent, and no transfer duty is payable, because Benguela Cove Investments is a registered VAT vendor. That alone saves a buyer between R820,000 and R2.34 million against a comparable transfer-duty purchase.

You appoint your own architect and work within the estate’s design framework, which keeps Benguela Cove coherent without dictating your taste. Plans are submitted within eighteen months of transfer and building begins within twenty-four.

We do not leave you at the plot. We refer every owner directly to the building and project management team that works this ground, and we stay involved through design, interiors and decoration. That matters particularly if you are buying from another country.

Who we are
Penny Streeter OBE and Nick Rea bought a house here in 2010 and the estate in 2013. There was no cellar then, no restaurant, no winery and no shop. In 2017 they built all of it at once, with Nick as developer on site. Almost everything a visitor sees today, they put there.

We are the developer and the seller. There is no agency chain. You deal with us.
