The land is classified as Rustic Land with Special Landscape Protection, Farmhouses, and Forestry. The total area of the property is 63,642 m2, of which approximately 900 m2 is classified as a residual developable land sector ”sur 1”.
In summary, the possible urban development actions allowed by current regulations (laws and plans) on this specially protected rustic land in the municipality of Comillas could be:
1. Any proposed action, due to the rustic nature of the land, requires following the authorization procedures established by the Cantabria Land Law.
2. If based on the current buildings, their use could be changed, renovated, and the built area (444 m2 according to the public deed) expanded up to a maximum of 532.80 m2 (up to 120% depending on uses, according to current legislation).
3. If considering a non-hotel tourist use or activity on the premises, the area for complementary facilities would be proportional to the space for temporary accommodation (such as removable tents, caravans, motorhomes, mobile bungalows, etc.).
