The property is being offered in 5 separate tracts and combinations thereof with a total of 8 different options. The 8 tracts vary in size from 80 +/- acres to 240 +/- acres. These properties are all located east of Colony and south of Lone Elm near the intersection of 200th and Montana, not far from pavement and are in an extremely close proximity to each other with the tracts only being separated by County roads. Whether you are a beef producer, grain farmer, looking to diversify your investment portfolio or are just looking for a rural escape from the hustle and bustle of life, there’s a tract here for you. These reputable parcels have been in the same family for a long time and it may be 100 years before they change hands again so come prepared to buy! These properties are being sold via online auction beginning at Noon on September 18th with the closing of Tract 1 beginning at 9:00 A. M. on September 22nd. The closings of each tract will be staggered one hour apart throughout the day. Each tract will feature a dynamic closing meaning that any bids placed with less than 3 minutes remaining will extend the bidding back to 3 minutes remaining. Please refer to the closing schedule below the description. Tracts 1 and 2 are being sold as individual tracts only. Tracts 3 and 4 are being offered individually and then in combination as Tract 5 with the properties selling in whichever format garners the most proceeds. Tracts 6 and 7 are being offered individually and then in combination as Tract 8 with the properties selling in whichever format garners the most proceeds. There is an excellent agricultural and grazing tenant in place who would desire the opportunity to continue leasing any of these parcels in the event the new owner needs a tenant. Tract 7 totals 160 acres more or less and is being offered both individually and in combination with Tract 6 which is contiguous to the north. This parcel is the second offering of the auction that will be appealing to the beef producer as well as possessing some recreational appeal and oil production. Tract 7 is composed of grazing pasture with a catchpen at the northeast corner, a small portion of cropland along the west boundary and a section of heavy hardwood timber in the southeast quadrant. The pasture portion has a good base of native grass but could use a chemical application to give it a boost going into next year’s grazing season. The prominent native grass varieties in the pasture are Big Bluestem, Switchgrass and Indiangrass with a nice compliment of Sideoats Grama. The cropland acreage totals 10.48 acres according to FSA records with the entirety of the soil composition within the tillable portion being Woodson silt loam. Livestock water is provided by a sizable pond located near the east boundary. Existing boundary fences on this tract are barbed wire and vary in quality and are described as follows... The west fence is mostly adequate with a section needing work near the north end which is currently being reinforced with electric fence. The south and east fences are 4 and 5 strand rated adequate. The north fence only extends across part of the north boundary of this tract which is the division line between the subject parcel and Tract 6 to the north.
