Between the Baroque of Nardò and the pine woods of Porto Selvaggio, in that stretch of countryside where the red earth begins to turn to sand and the air already carries the scent of the maquis, a villa set amid greenery on a 1,600 sqm plot occupies the middle ground that is hardest to find in Salento: close enough to the town to belong to it, close enough to the coast to share its rhythm. Beyond the gate, a pale gravel drive winds between Aleppo pines, cypresses and olive trees, past myrtle hedges and oleander, before opening onto the forecourt, where a curved colonnade traces the veranda and announces the house with the quiet measure of the great Mediterranean country residences. The interior reveals at once what the façade only hints at. The living room rises five metres beneath a bell vault; in the sitting room and the master bedroom, star vaults open their ribs like corollas of stone, a scholarly design that in Salento belongs to houses of rank and that here survives intact. The thickness of the walls creates niches, deep thresholds, passages that seem carved rather than built. Terrazzo floors catch the long afternoon light, tall wooden doors align in perspective from one room to the next, and every space restores that sense of solidity and ease which contemporary building has largely forgotten. The villa’s approximately 240 sqm are laid out over three levels. The ground floor is organised around the entrance hall and living room, which opens onto the colonnaded veranda and from there onto the greenery: the eat-in kitchen with its open hearth the domestic heart of the house, where fire is still a daily gesture and not an ornament the bedrooms, two bathrooms of distinct character, one with a tub beneath a window facing the pines, the other with a shower, and the service rooms carved into the walls. The internal staircase leads to the upper level, with a further bedroom and direct access to the large roof terrace: an open expanse above the treetops and beneath the sky, which in the warm months naturally becomes the finest room in the house. The lower level holds the property’s most intelligent argument. Conceived as a world of its own, it comprises a sitting room, a kitchen with fireplace, a bedroom and a shower room lit by a skylight, and connects to a service courtyard with an outdoor kitchenette and independent access: a complete, self-sufficient unit that allows guests to be received without sacrificing privacy and that, subject to the necessary formalities, lends itself to separate and profitable use. It is this dual nature that makes the villa rare. Those who want it as a home will find a generously proportioned family house, a mature park, three levels that accommodate different lives under one roof, and the freedom to choose each morning between the town and the sea. Those who assess it as an investment will recognise the location the belt between Nardò and the Ionian marinas is among the most sought-after in Salento and the possibility of devoting the independent level, or the whole property, to hospitality, in a market that has shown demand outstripping available supply for years. The two, after all, are not mutually exclusive: they are simply two ways of recognising the same value.
