Occupying 49,000 sqm of waterfront land near Lixouri on the western side of Kefalonia, this coastal property combines direct access to a long sandy shoreline with wide uninterrupted views across the Ionian Sea toward the mountains of mainland Greece beyond. The land unfolds gradually from the water inland through olive groves, open fields and low vegetation, with the coastline remaining visible from almost every point across the site. Despite its scale, the landscape feels calm and cohesive, shaped more by the natural contours of the terrain than by any visible intervention.

The shoreline forms one of the defining characteristics of the property. Here, the sea meets the land gently, with shallow turquoise water extending gradually from the sand before deepening further into the bay. The coastline remains largely untouched and free from dense development, bordered instead by agricultural land, olive trees and low coastal vegetation that preserve the openness of the setting. Even during the height of summer, this stretch of coast retains a quieter atmosphere than many of the island’s more built-up waterfront areas.

The size and configuration of the land allow considerable flexibility for future development while maintaining privacy and distance from the shoreline itself. The terrain moves naturally between open meadows, mature olive groves and slightly elevated areas facing the sea, creating multiple positions from which the water and surrounding coastline remain visible. Existing access routes cross the property discreetly without interrupting the wider landscape, allowing the site to retain its rural character and uninterrupted sense of scale.

The surrounding landscape is distinctly Kefalonian, with cypress trees, olive groves and low hills rising gradually inland behind the coast. Throughout the day, changing light conditions alter the atmosphere across the property, from the softer silver tones of the sea in the early morning to the warmer light that settles across the fields and shoreline towards evening. The western orientation allows the coastline and water to remain illuminated well into sunset, when the mountains across the bay become gradually silhouetted against the horizon.

Although the setting feels private and rural, the property remains within easy reach of both Lixouri and Argostoli. Lixouri maintains a slower, more local rhythm, centred around its harbour, waterfront cafés and tavernas, while Argostoli provides year-round infrastructure and connections across the island. This part of Kefalonia remains among the less densely developed areas of the Ionian coastline, preserving a sense of openness that has become increasingly rare along accessible waterfront land.
