Appartamento Il Giardino Cortonese · Cor437

A historic residence of 194 square metres with a private garden spread over two levels, two suites and an original stone fireplace, in the historic centre of Cortona
Ref. COR437
In the historic centre of Cortona, tucked away amongst the narrow streets of one of Tuscany’s most celebrated hilltop villages, this private residence offers something almost unheard of in a historic urban setting: a secluded garden spread over two levels. With approximately 194 m² of living space, the property combines original architectural character, contemporary comfort and an exceptionally spacious outdoor area, all just a stone’s throw from the town’s cultural and social life.
The Secret Garden
The property’s most distinctive feature is its private garden spread over two levels. On the lower level, an elegant outdoor dining area with a barbecue creates an intimate setting for long lunches, summer dinners and evenings under the Tuscan sky. On the upper level, a second garden area centred around a charming stone fountain – which could be converted into a private hot tub – overlooks the characteristic terracotta roofs of the historic centre, offering a privileged view. Few residences in the heart of Cortona manage to combine this level of outdoor privacy with such easy access to the town.
The interiors
The residence is spread over two floors. The main living area is a spacious open-plan space, centred around an original stone fireplace which forms the room’s natural focal point. The kitchen is fully equipped and blends seamlessly into the living areas, creating a fluid transition between indoor and outdoor living during the warmer months.
The sleeping area
The sleeping area comprises two double suites, each with an en-suite bathroom, bringing the total number of bathrooms in the flat to three. A versatile mezzanine completes the layout: currently suitable as a private study or reading room, it can be converted into a third guest bedroom when required.
Comfort and technology
Air conditioning is fitted throughout the property. Wi-Fi ensures full adaptability to contemporary living and remote working, without compromising the historic atmosphere of the residence.
