Saint-Raphaël sits at the western edge of the Esterel Massif, where the deep red porphyry rock of the Corniche de l’Esterel meets the Mediterranean. The town has been a destination since the Belle Époque, when the railway brought Parisian society south, and its architectural legacy from that period remains visible along the seafront and around the old port. The Anthéor and Agay sectors, to the west, offer a more secluded character, with calanques, protected coastline, and minimal development.

Daily life in Saint-Raphaël centres on the covered market on Place Victor Hugo, the restaurants along the Vieux Port, and the beaches of Agay Bay. The Anthéor area is a short drive from the town centre. Agay village has a small supermarket, a handful of restaurants, and direct beach access. Cannes is approximately 35 kilometres east.

Saint-Raphaël has a mainline TGV-connected station with direct services to Paris Gare de Lyon in approximately three hours and to Marseille in around one hour twenty minutes. Nice Côte d’Azur International Airport is approximately 60 kilometres east, reachable in under an hour by car via the A8 autoroute. Cannes and Antibes are both within 40 minutes by road or rail, placing the property within easy reach of the broader Côte d’Azur.
