Positioned close to the port of Agios Nikolaos and within walking distance of the sea, the property enjoys uninterrupted views across the water, with the coastline unfolding directly below.

Arranged across two levels, the villa spans 133 sqm (1,431 sq.ft.) on a 1,000 sqm (10,764 sq.ft.) plot. Natural stone forms the defining architectural element throughout, complemented by timber detailing and a restrained palette of neutral materials that create a calm and cohesive atmosphere. The design balances traditional forms with clean contemporary lines, allowing the house to feel connected to its setting while remaining bright and open throughout.

The principal living spaces are organised within an open-plan layout that brings together the kitchen, dining area and sitting room beneath exposed timber ceilings. Large openings frame the sea and draw natural light deep into the interior, while the material palette of stone, wood and pale surfaces reinforces a sense of simplicity and permanence. The arrangement of the spaces encourages an easy connection with the terraces beyond, allowing the house to respond naturally to its coastal setting.
