LOCATION AND INFRASTRUCTURE:
Streifing is a small village in the Lower Austrian Weinviertel and belongs to the municipality of Kreuzstetten in the Mistelbach district. It is located about 40 km north of Vienna in a gently hilly, agriculturally influenced region. The setting is rural and quiet, with a loosely built village structure.

Transport connections are good for private vehicles: the village lies on a state road and is close to the A5 Nordautobahn, allowing relatively quick access to Vienna. Public transport is available but limited: the nearest train station is in Neubau-Kreuzstetten on the Laaer Ostbahn line with connections to Vienna, supplemented by bus lines.

The local infrastructure is rather limited as Streifing has only a few hundred inhabitants. Shopping, schools, and other services are found in surrounding towns such as Kreuzstetten or larger regional cities. The economy is mainly agricultural, with many residents commuting to work, especially to Vienna.

ABOUT THE HOUSE:
This exceptional passive house, built with high-quality timber frame construction, was erected in 2013 by the Carinthian company Weissenseer and designed by an architect. It combines modern architecture, sustainable construction, and top living comfort on about 220 m² of living space.

The house offers five rooms in total, including three spacious bedrooms and a large home office—ideal for modern home working. The space is complemented by a storage room and a technical/utility room. The centerpiece is a beautiful, open-plan living room filled with light and direct access to the covered terrace of about 75 m².

Two stylish bathrooms are available, one with a bathtub and integrated heat cabin. Additionally, there are two toilets, one of which is separate. Continuous LAN cabling ensures optimal digital infrastructure throughout the house.

The outdoor area impresses as well: a 110 m² swimming pond with an adjacent bathing deck of about 25 m² including a warm and cold water shower creates a true vacation feeling in your own garden. The approximately 1,500 m² plot is lovingly landscaped and includes a garden house and a rainwater infiltration basin.

Technically, the house is equipped to the highest standards: an air-to-water heat pump combined with underfloor heating and cooling ensures a pleasant indoor climate year-round. This is complemented by controlled residential ventilation with air preheating, humidification, and heat exchanger. The roof is equipped with 20 solar panels with a total output of about 8 kWp.

For vehicles, there is a carport with an integrated 11 kW wallbox and an additional parking space also equipped with an 11 kW wallbox, including a practical storage room.
