Villa Panoramique Avec Piscine À Vendre À Rome

Panoramic villa with swimming pool in Rome for saleOn a hilltop in the prestigious private estate of Colleromano, amidst the historic estate of the Boncompagni Ludovisi princes, this exceptional villa with a swimming pool and private 1.5-hectare park is for sale. Its location offers a breathtaking panorama of the Tiber Valley, extending to the dome of St. Peter’s Basilica. Designed by architect Andrea Busiri Vici in the 1960s, the 800-square-meter residence boasts a striking hexagonal layout centered around a secluded courtyard with centuries-old olive trees and an ancient well. The subsequent restoration and interior design are associated with Dante Ferretti, the renowned production designer and multiple Oscar winner. The architecture, natural light, and carefully considered perspectives imbue the spaces with a unique scenographic depth. The grand entrance opens onto a spacious living room consisting of three interconnected rooms. A formal dining room, an intimate salon, and a private library create a refined setting for both social gatherings and tranquil country living. The main building contains three bedrooms with three bathrooms, a large kitchen, and utility rooms. A gallery connects the main part of the house with the guest wing, which contains two more bedrooms, three bathrooms, a study, and a private theater, currently used as a screening room. A winter garden adjacent to the dining room completes the space for relaxation and entertaining. The lower level includes a separate staff apartment, a laundry room, a wine cellar, utility rooms, and a garage. Of particular value is the park, designed by the distinguished Italian landscape architect Pietro Porcinai. The gentle lines of the lawns and open vistas give way to shady alleys of oak groves, concealing ancient Etruscan grottoes. A swimming pool with a shower and changing room is located in a secluded area of the garden. Fruit trees, a vegetable garden, and a small vineyard complete the atmosphere of a private Italian estate. One of the highest points in Colleromano, the extensive grounds and mature park provide a rare sense of space and privacy. The gated community, with 24-hour concierge service, security, and video surveillance, is located approximately 10 kilometers from Rome’s ring road. This residence combines signature architecture, expressive interiors, and landscape art—a rare opportunity to acquire a private estate with its own history near Rome.
