Today I go to Gerlando, who chose me to sell his splendid house, or rather, villa with a family garden.
I arrive at 10 in the morning, the sun is already high, I ring the bell, and Gerlando opens the iron gate.
The air is still fresh and crisp, scented by the freshly cut grass Gerlando prepared for the photos we decided to take today. The weather is magnificent; we were lucky: it’s one of those beautiful winter days with clear skies and crisp air, but a warm sun that gently heats.
Now I will describe the house.
Gerlando’s villa is part of a larger estate divided into two units, ground and sky.
Originally one, Gerlando and his brother divided it: one part for each.
The part for sale is quite large, with a beautiful garden full of tall plants: palms, maritime pines, and other valuable species that give the garden a neat and welcoming appearance. In the center of the garden, there is also an artesian well drawing from a small but precious spring.
Gerlando explains that, thanks to careful use, he has never run out of water for irrigating the garden.
The garden is divided into two areas: one around the villa and the large garage, and another, farther away, perfect for playing tennis on the grass.
All these green areas are kept fresh and enjoyable thanks to the shade of maritime pines.
I enter the house: the main entrance is directly from the garden into the first living room, with a sofa, lamps, and TV. To the left is the kitchen, fully equipped, built with masonry and local chestnut wood accents.
To the right of this room is the dining room, dominated by an imposing table and floors in rare beauty antique terracotta.
The ceilings are made of wood, with sturdy oak beams and authentic terracotta tiles.
From these rooms, you access the corridor, topped by a sandstone staircase leading to the sleeping area, and on the other side, an old armored door opens onto the street.
In front of the doors of the dining room and the cinema room, two rooms connected by an arch create an elegant brandy lounge with sofas, a rectangular glass table, a large functioning wood fireplace, and a smaller room with a charming round table and four chairs.
On this level, all floors, except the kitchen, are in antique terracotta, and the ceilings feature original beams and tiles.
Climbing the stairs, on the mezzanine, there is a door leading to five steps up to a private bedroom with a magnificent private bathroom, decorated with elements in 19th-century style.
Continuing up the stairs, there is a beautifully furnished corridor in Tuscan style; here are two large bedrooms on the right, one with a terrace overlooking the garden, a large study on the left, and a second large bathroom with a dressing room.
It is simply wonderful!
Above these rooms are four attic lofts, currently used as storage.
The villa is truly splendid and unique: here, you can really savor the essence of Tuscany.
