Société Montepulciano

Montepulciano (SI): A winery covering approximately 4.5 hectares of land with a farmhouse and annexes, consisting of:
- About 3.8 hectares of vineyard planted in 2005, including 2.8 hectares, 4,000 sqm in 2017, and approximately 1 hectare in 2019, registered for the DOCG of Nobile di Montepulciano and IGT Toscano;
- 6,350 sqm of arable land;
- 1,500 sqm of olive grove.

The farmhouse is about 265 sqm over two levels, comprising two independent flats:
- Ground floor flat: living room with kitchenette, two bedrooms (one with walk-in wardrobe, one with en-suite bathroom), and a bathroom;
- First floor flat: living room with kitchenette and balcony, another living room with balcony, three bedrooms, and a bathroom.
- Mezzanine floor: storage room.
- Basement: cellar.

The property dates back to 1975 and includes a garden with about 95 olive plants, a well, and an irrigation system. The heating system is autonomous, powered by radiant panels fed by LPG and pellet boilers.

Additional structures include:
- An agricultural outbuilding of about 80 sqm;
- An animal shelter of about 30 sqm;
- A barn of about 35 sqm.
